The Atlanta campus that acts as an insurance giant's regional headquarters is up for sale.

Dallas-based Compatriot Capital has tapped Newmark in Atlanta to market Park Center II and III, the Southeast hub for State Farm totaling 1.1M SF, Green Street News reported.
The properties, built for State Farm in 2020, are fully leased to the insurer and have 10 years and $527M of rent remaining on their lease, according to a marketing email obtained by Bisnow.
“We have been engaged to represent the ownership, and are excited about the unique opportunity,” Newmark Vice Chairman Jay O’Meara said in an email. “It’s a special asset.”
Institutional investors have renewed their interest in buying office after pulling back in recent years, with big buyers on track to have the best year for investment sales since the nadir of 2023, Bisnow reported in May.
About $8B in office properties traded hands in the U.S. during the first half of 2026, more than half of which involved trophy assets, according to Avison Young. Of those sales, institutional and REIT buyers made up 34% of the total transactions.
In Atlanta alone, office sales volume surged 139% to $2.9B in the first half of the year, according to Avison Young.
After developing the property in 2020 and 2021, Dallas-based KDC, in which Compatriot has an interest, purchased the two buildings in 2022. Building 2 is 621K SF with about 39K SF of ground-floor retail, while Building 3 is 440K SF.
Green Street reported that the transaction could generate bids around $450M, one of the largest potential sales in the metro area in years.
