$400M mixed-use development in Midtown is taking the first steps toward the light of day.

Selig Enterprises filed permits June 8 to both demolish three buildings and prep its parcel at 1105 West Peachtree for office, retail, condominiums and a hotel. According to permits, Selig plans to develop 660K SF of office space, more than 14K SF of retail, 67 condo units, a 153-room hotel and a parking deck with more than 1,200 spaces situated between 12th and 13th streets and Peachtree Walk along West Peachtree Street.

Total project square footage surpasses 950K SF, according to permits. While Selig officials previously told Atlanta media that it hoped to break ground this year on the project, it would still need to pre-lease half the office space before constructing that component. Officials with Selig did not return calls seeking comment.
