Homebuilding giant Lennar Corp. is eyeing a massive new mixed-use community in Cumming, a suburban city nearly 40 miles north of Downtown Atlanta.
Called The Villages at Brooks Farm, Lennar plans to develop a 713 residential unit community with 60K SF of commercial and retail space, according to documents filed with the Georgia Department of Community Affairs. The department regularly reviews projects that have a potential regional impact.
The 152-acre site sits of Georgia 400 in Forsyth County at Pilgrim Mill Road and is scheduled to deliver by 2025. Lennar's Forsyth project could involve a mix of apartments — nearly 400 units — and 315 single-family houses, and are a change from Lennar's previous plans for the site that sought just 455 single-family houses.
Lennar has been one of the most active home and multifamily builders in Atlanta this past decade. Most recently, Lennar Multifamily Communities, a subsidiary of Lennar, broke ground on the Gentry, a 21-story, 290-unit apartment tower at the former Rio Bravo Fresh Mex site on Roswell Road in the Buckhead Village.
