Le Jardin Part Deux: Macauley Looking To Expand South Fulton Project

Fifteen years after lenders took over the first phase of his South Fulton luxury housing project Le Jardin, Stephen Macauley is planning to launch a second phase.

Macauley Investments filed an application with the Georgia Department of Community Affairs seeking approval for Le Village du Le Jardin, a mixed-use project that would include 60K SF of retail, 48 single-family and cottage houses, 45 townhouses, 120 senior living units and 300 apartment units at the intersection of Georgia State Route 92 and Cascade Palmetto Highway, 20 miles south of Downtown Atlanta. The department regularly reviews projects that will have a regional impact on infrastructure.

Macauley told the Atlanta Journal-Constitution that he is pursuing a rezoning on the site to allow for commercial uses and that an official filing and renderings won’t be available for a few months. He said the $120M development will “set a new benchmark for quality development” in South Fulton. The project is expected to be complete by the end of 2026, according to the Development of Regional Impact application.

The 50-acre site would act as an extension to Le Jardin, a luxury housing development that lenders took over in 2008 from Macauley and his business partners — which included former Atlanta Braves player Brian Jordan — following Macauley’s personal bankruptcy.

The proposal comes three years after Macauley accepted a $3.5M buyout from the McPherson Implementing Local Redevelopment Authority to abandon plans to redevelop a 145-acre portion of the former Army base into a mixed-use campus of offices, homes, shops, hotels and restaurants next door to Tyler Perry Studios.
