The driving force behind East Atlanta's The Marbut apartment redevelopment is working on a second in the same neighborhood.

Pellerin Real Estate applied Tuesday with the city of Atlanta to build a four-story apartment project with ground-floor retail space at 456 Flat Shoals Road, an empty lot in the East Atlanta Village and next door to the Argosy gastropub. The property is just north along Flat Shoals from Pellerin's The Marbut apartment project, a redevelopment of the former Marbut & Minor General Mercantile Store.

Pellerin is the developer behind The Beacon at Grant Park and the Ormewood Square shopping center in the Ormewood Park neighborhood just south of East Atlanta Village off Moreland Avenue.

The 35K SF project is expected to have 37 units, according to the multifamily development application.

“With emphasis on affordability and modernity, 456 Flat Shoals promises to be an attractive option for Atlanta's young professionals and veterans alike,” Pellerine wrote on its website. “Residents will enjoy the convenience of the location and the allure of the attractions of Atlanta's funkiest entertainment district.”
