Historic South Downtown Building Once Again Targeted For Hotel Redevelopment

A Louisiana hotel developer is seeking to bring a boutique Wyndham Hotels & Resorts brand into South Downtown.

Thrash Group plans to convert the long-dormant 110 Mitchell St., also known as 166 Pryor St., into a 122-room Origin Hotel Atlanta, the hotel brand announced on its website.

Kansas City-based Icon Architecture & Fabrication applied with the city of Atlanta to refurbish 75K SF of the building, from the second to sixth floor, for $4.5M.

Part of the South Downtown district, Wyndham said on its site the hotel is slated to open this summer. Representatives for Thrash and Wyndham didn't return Bisnow's request for comment.

This isn’t the first attempt at transforming the 75.4K SF building built in 1950 as an office building. In 2016, South Carolina-based Sejwad Hospitality purchased the building for $4.9M with plans to transform it into a Choice Hotels International Cambria brand.

That project never materialized. In 2021, Apf-Atlanta-Pryor St, an entity connected to Atlanta-based Access Point Financial, foreclosed on the property, according to Reonomy. A year later, HDDA LLC purchased the property for $4.3M before selling it to Thrash two months later for $16M, according to Reonomy.

Choice and Sejwad did not return requests for comment.

Thrash’s efforts also are part of a second try at revitalizing the South Downtown area after Newport RE plans to redevelop huge swaths of the area fell apart last year. Despite already working on the redevelopment of a mixed-use project at 222 Mitchell St., Newport ceased work on South Downtown in 2023.
