A major data center operator is aiming for a development hat trick south of Downtown Atlanta.

T5 Data Centers is planning a 495K SF data center project in Fairburn, according to a development of regional impact application filed with the Georgia Department of Community Affairs.

The project, spread out across two two-story buildings, according to state documents, would be the Atlanta-based company's third data center campus south of Atlanta. Fairburn in Fulton County is roughly 20 miles from the state capitol building.

“At this point, it’s at the very early stages,” Fairburn Director of Planning and Zoning Denise Brookins told Bisnow on Wednesday.

T5 is eyeing a site off Interstate 85 and Gullat Road at the southern border of Fairburn’s city limits, land it doesn't yet own, Brookins said. She said the city sent in the application to the Atlanta Regional Commission to see if it was large enough to warrant a DRI application, a process that allows the state agency to consider developments that would have a regional impact on local infrastructure.

T5 still needs to apply and get a green light for a use permit with the city to move forward on the data center, she said. T5 didn't respond to Bisnow's request for comment.

The company already operates a data center called T5@Atlanta in Lithia Springs, and it is pursuing the development of a nearly 3M SF data center across 200 acres in Coweta County, 25 miles south of Downtown Atlanta, Bisnow previously reported.

Despite growing concerns about their strain on the state's power grid, data center projects are popping up more frequently in Metro Atlanta and across the nation, in large part fueled by the rapid advance of artificial intelligence. Denver-based Vantage Data Centers, QTS, Microsoft, Amazon Web Services, DC Blox and Stack Infrastructure are among the names pursuing new data center developments in the region.
