Parkside Partners' Kyle Jenks  thinks loft office  around the Sweetwater Brewery is a home run. That's because on any given Thursday when the brewery offers tastings to the public, some 500 people could be milling about on the area, giving it a ?cool vibe.?
 
Now Parkside Partners and its JV partner Brookwood Investment are making a $6.5M bet  that Kyle?s right. The group just purchased 225 Ottley Drive, a 53k SF former warehouse smack-dab on the Beltline Overlay District. Kyle tells us Parkside plans to immediately convert it into loft offices targeting creative firms (especially one named ABC apparently) with suites ranging from 1,000 to 20k SF. Assuming city approvals, Kyle says the firm will begin work by the first of the year. It also purchased a pad site for a second building and are in talks with an unidentified user to develop a  20k SF build-to-suit office project. Lee & Associates? Kurt Unger, Craig Viergever,  and Taylor Smith brokered the sale.
