We drove by this Peachtree Road building because its owner, Denholz Associates, has been giving it a seven-figure facelift. Resource Real Estate Partners' Michael Howell tells us Denholz has been retrofitting some of the empty space in the 212K SF office building into spec suites in an effort to capture the smaller, morenimble companies that frequent this part of Midtown. Last year, the owner created six spec suites on the fourth floor and quickly leased five of them, Michael says. Now they've moved to the third floor. The company's also been replacing the HVAC system, upgrading the electrical system, and painted the building. Most recently, the landlord inked a 14K SF deal for Guardian Pharmacy, bringing the property up to 66% occupancy after a string of tenant defaults during the Great Recession, Michael says.
