DEALS COME TO LIFE

At our big Bisnow Breakfast & Schmooze last Wednesday, we spoke with event sponsor Colliers International SVP Hayes Swann, Rock Capital Advisers principal Martin Hirsch, and Jones Lang managing director Kris Cooper. ?We are 100% focused on retail investment sales throughout the Southeast, and it's an extremely active market right now,? Hayes tells us. ?We closed over a dozen deals already this year.? The ATL office has had a couple of hundred million in deals this year, including the nearly historic Greenbriar Mall in Atlanta. Martin, who has about $100M in private equity to deploy, says because there's so much capital in the market chasing trophy deals, ?we are moving down in size to lower price-point deals.? Kris says JLL has also closed some deals under $5M, noting that a couple of years ago they didn't fool with transactions that size, but now investors ?like the smaller deals because it's a lot less risk.?
