With changing demographics among existing and prospective tenants, staying on top of the latest technologies is also very important and can impact occupancy rates. For example, Millennials prefer mobile access, that is, security access that is smartphone/app-based and not keycard-based. Another example would point to the old paradigm of a DVR and retrieval of videos now being replaced by much more reliable and efficient cloud-based servers.
