Bisnow Exclusive: New NoMad Hotel?

The NoMad Hotel may be getting a new neighbor and a bit of competition. Bisnow has learned that 6 and 8 W 28th St, right next to The NoMad’s recently expanded bar on 28th Street, sold for $15.5M. Among the possibilities is a hotel.

Sold by a family owner (the off-market deal will close in two months), it's the fourth area purchase by JTRE Holdings. The site has a four-story, 20k SF office building and allows another 36k SF of development. It could be re-leased, likely getting $60/SF to $65/SF for office (tech tenants would be a prime target) and $200k/SF for ground-floor retail, currently underutilized for a high-profile locale on the short block between Fifth and Broadway. Or it could become a hotel. According to Daytonian in Manhattan, the former residential mansion, gambling house, restaurant, and then office and retail space once housed talent agency William Morris, where Will Rogers rode in on his horse and lassoed an agent to a chair to spark his career.
