This Week's NY Deal Sheet

The weather's finally cooling down, but the market's staying hot.

TOP LEASES

H&M signed a 35k SF lease for 160-08, 160-16 and 161-2 Jamaica Ave in Queens. The retailer will occupy the first and second floors of the three four-story properties, which are being combined to form a 150k SF retail complex. JLL's Robert Gibson repped H&M while Chera Realty Group's Ralph Chera repped Urban American Land, the landlord.

Two construction divisions of the Port Authority of New York and New Jersey signed a 57k SF, five-year sublease for the seventh floor of Rudin Management's 80 Pine St. Currently at 115 Broadway, the Port Authority divisions will pay $8.2M in rent and $1M in moving and refurbishing fees. The space is currently leased by Transatlantic Reinsurance Co. It's unknown if either side was repped by a broker.

Norwegian financial services giant DNB Bank signed a 45k SF, 15-year lease deal for the 68th floor of Related Cos and Oxford Property Group's 30 Hudson Yards. Currently in the MetLife Building, DNB's modernizing its worldwide office spaces, and was repped by Cushman & Wakefield's Don Preate and Frank Coco. Related was repped in-house by Stephen Winter

FuboTV, a soccer streaming service, signed a 10-year, 10k SF lease for part of the seventh floor of RXR Realty's 1330 Avenue of the Americas in Midtown. CBRE team of Keith Caggiano, Roshan Shah and Gary Davies repped fuboTV, while a C&W team including Tara Stacom, Bruce Mosler and Mikael Nahmias repped RXR, along with RXR's Lauren Ferrentino and Alexandra Budd.

A+E Networks signed a 12k SF, 10-year lease for offices and production space at BFC Partners and Brownstoner Development's 1000 Dean St in the Crown Heights. Ingram & Hebron's Rob Hebron and Bosko Stankovic repped A+E, whose current HQ is at 235 East 45th St. BFC and Brownstoner were repped by Citi HabitatsChristopher Havens. A JV of BFC, Brownstoner and Goldman Sachs Urban Investment Group acquired the 150k SF former industrial building in April 2012 for $11M.

New York Methodist Hospital signed a 7,627 SF, 15-year lease extension for part of the 12th floor of 50 Court St in Brooklyn Heights. Joseph P. Day Realty Corp’s Craig Berman and Michael Gasparino Jr. repped the hospital, while their colleague, Frank Zimbaro, repped the landlord in-house. The hospital now leases more than 20k SF in the 12-story, 128k SF building.

The Abu Dhabi Investment Council and Tishman Speyer own the ground lease on the Chrysler Building.

Lewis Baach signed a deal to renew and double its footprint to 15k SF at the Chrysler Building. The law firm has occupied the 7,348 SF 62nd floor since 2013, and now occupies the full 64th floor. Handler Real Estate Organization's Scott Galin and Darrell Handler repped the tenant, while landlord Tishman Speyer repped itself in-house.

Loeb Enterprises, a marketing and consumer research firm, renewed and expanded its lease at Paramount Group’s 712 Fifth Ave, bringing its total footprint to 31k SF. CBRE's Anthony Dattoma and John Maher repped Loeb Enterprises, while Paramount Group's Douglas Neye and Peter Brindley repped the landlord in-house.

Data analytics firm Sisense signed a 24k SF lease for 1359 Broadway. CBRE’s Christopher Corrinet, Jared Isaacson and Sacha Zarba repped Sisense. Empire State Realty Trust’s Keith Cody and Lindsay Godard repped the landlord in-house.

South 4 Properties LLC sold 74 South 4th St in Williamsburg to the Bridge Tower LLC for $22.9M

Jon Colsky and Juan Figueroa sold a four-story, 25k SF hostel at 249 Varet St in East Williamsburg to Brooklyn developer and homeless shelters owner David Levitan for $21M. The shuttered property will become the city’s newest 140-bed homeless shelter for single, senior men.

RD Management sold 76 Woodward Ave in Ridgewood to BFC Developers, Morwood Associates of NY and private investor Sanford Lowenthiel for $19.5M.

The Daughters of Jacob Nursing Home Co sold the 214k SF 160 Teller Ave in Concourse to landlord Daryl Hagler for $17.5M. Daryl—who received a $46M acquisition loan from Banco Popular North America—added the 151-bed home to his citywide nursing home portfolio.

The Alice Welsh Corp sold 11-12 44th Drive in Long Island City to Rybak Development and Construction for $14M. The Brooklyn-based developer filed plans last month to build a seven-story, 49-unit residential building, featuring 4,100 SF of commercial space and 46k SF of residential space.
