Orange County’s Warmington Residential has broken ground for E.R.B., a mixed-use project in the up-and-coming neighborhood of Eagle Rock.

The development will be at the corner of Eagle Rock and York boulevards.

The project will have a total of 45 small-lot homes and ground-level retail fronting Eagle Rock Boulevard, according to Urbanize LA.

Seven of the homes will include retail of up to 500 SF below two floors of living space. There also will be three-story townhouses with three and four bedrooms, ranging between 1,700 and 2,500 SF.

Prices will start around mid-$700k, Mark Mullin, a realtor at Tracy Do Real Estate & Compass, tells Bisnow. The homes will feature roof decks, Mark says.

The first houses are scheduled for sale by the end of the year. [ULA]
