The Village At Seven Pines Emerging As A New Regional Retail Destination In Jacksonville

Regency Centers is moving forward with the development of The Village at Seven Pines, a 250K SF, 22-acre open-air retail destination in Jacksonville, Florida. Slated for completion in 2027, the project is designed to attract visitors from across the region while serving as a key retail anchor in one of Northeast Florida’s most dynamic growth corridors.

Anchored by Publix, The Village at Seven Pines will feature a curated mix of national, regional and best-in-class local retailers offering grocery, dining, wellness, luxury and personal services. Regency Centers President and CEO Lisa Palmer said the merchandising strategy will drive daily traffic while supporting longer dwell times, positioning the center as a destination for both everyday needs and experiential visits.

In a demonstration of its long-term conviction in the project, Regency Centers plans to relocate its Jacksonville corporate office to The Village at Seven Pines upon completion. Palmer said the move will place Regency’s local leadership and operations teams directly within the center, reinforcing the company’s hands-on approach to merchandising, operations and tenant partnerships.

“It further exemplifies Regency’s role as an active stakeholder in the ongoing success of its developments,” Palmer said.

About the Property

The Village at Seven Pines will serve as the commercial centerpiece of Seven Pines, a 1,000-plus-acre master-planned community with approximately 1,600 single-family homes and apartment residences. The center will accommodate around 40 retail tenants, with phased openings anticipated to begin in 2027. Construction is scheduled to start in the first quarter of 2026.

“This development underscores Regency’s commitment to creating well-merchandised, community-centric hubs that perform at a regional level,” Senior Vice President and Senior Market Officer Patrick McKinley said. 

McKinley said the goal is to curate a strong anchor lineup with a complementary shop mix and inviting outdoor gathering spaces. He said this will help The Village at Seven Pines attract consistent traffic from far outside of the immediate neighborhood.

About the Community

The Village at Seven Pines is located southeast of the intersection of Interstate 295 and Butler Boulevard, near St. Johns Town Center, the University of North Florida and Jacksonville’s largest concentration of office employment.

Within a 10-minute drive time, the center will serve approximately 105,000 residents, supported by a dense daytime population and strong household incomes. The surrounding area benefits from limited new retail supply, high barriers to entry, and sustained residential and employment growth, positioning the center to capture both local and regional demand.
