'A Lasting Impact': FaverGray Continues To Build Its Legacy 20 Years Later Through Reliability And Consistency
With tariffs disrupting construction supply chains and contributing to rising material costs, general contractors are more important than ever due to the key role they play in helping projects stay on schedule and budget.
FaverGray, which has been in the business for two decades and works on projects in the Southeastern region, knows that the key to longevity for a GC is the ability to adapt to an ever-changing landscape while having a strong team that consistently delivers great work.
“As we celebrate our 20th anniversary, we remain steadfast on delivering high-quality multifamily and student housing projects across the Southeast and beyond,” FaverGray CEO James Gray said. “We’re committed to investing in our team, growing talent from within and continuing to provide exceptional value to our client from preconstruction through project completion.”
FaverGray offers comprehensive preconstruction and construction management services, including but not limited to project management, cost estimating, scheduling, quality assurance, constructability reviews, value analysis and value engineering to ensure successful outcomes.
It's this commitment that has allowed FaverGray to steadily grow since 2005 from seven to 76 employees while building a revenue of $2.8B.
Gray, along with President Keith Faver and Executive Vice President Ben Hinson, walked Bisnow through four projects that showcase FaverGray's commitment to its clients and its employees.
Flamingo Crossings Village
Hinson said that while this journey has been marked by several milestone moments, one project he is particularly proud of is Flamingo Crossings Village in Orlando, Florida, an intern housing development totaling 2,614 units and 10,440 beds that FaverGray delivered in 2023.
FaverGray served as the GC with student housing development firm American Campus Communities to build this for the participants of the Disney Internships program.
Hinson said that this project was already underway when the coronavirus pandemic hit, adding a new layer of complexity to an already ambitious schedule.
“We had to pivot quickly to address labor shortages, material delays and new safety protocols, all while keeping the project on track,” he said. “Delivering this large-scale student housing project ahead of schedule speaks to the strength of our team and our commitment to quality, efficiency and collaboration from start to finish.”
Hinson noted that strong communication between FaverGray and the development team was critical in navigating supply chain issues and staying aligned through the uncertainty of the pandemic.
“Despite industrywide supply chain challenges and scheduling demands, our experienced project management team maintained clear communication with the development team, strengthened collaboration with subcontractors and vendors, and implemented proactive strategies to keep the project on track and deliver exceptional results,” he said.
Whether it's a first-time client or a long-term partner, the company approaches every project with the same dedication, Hinson said. This is particularly the case for its multifamily and student housing projects. He said these developments are not just buildings, but “where people start the next chapter of their lives.”
Livano Sunlake
Livano Sunlake is a 234-unit luxury multifamily development located in Lutz, Florida, that was delivered in the second quarter.
“The Livano at Sunlake community is situated on a 20-acre site and features a single four-story apartment building complemented by premium amenities,” Faver said. “Residents enjoy an integrated clubhouse with leasing offices, a state-of-the-art fitness center, a coffee shop, coworking spaces and a dedicated 4.3K SF standalone pet center.”
Faver emphasized that extensive value engineering and value analysis during the preconstruction phase played a critical role in aligning the project vision with the client’s budget and schedule expectations.
“Our team worked closely with LIV Development from the beginning to evaluate material options and propose cost-effective solutions that didn’t compromise on quality or resident experience,” he said. “That early collaboration was key to ensuring a smooth construction process and a successful outcome.”
Faver said that he believes this project adds luxury multifamily housing options to the growing Lutz market and meets the increasing demand for high-end rentals in the region.
UCF Aperture
FaverGray is the builder of UCF Aperture, working alongside developer Toll Brothers Apartment Living to provide off-campus housing for the University of Central Florida's large student population.
“UCF continues to see strong enrollment growth, and this project addresses the demand for quality student housing close to campus,” Faver said.
The project is scheduled for completion in the fall and comprises 320K SF of two five-story apartment buildings flanking a six-level precast parking garage.
Amenities include a resort-style swimming pool with water features and a large media screen, a fenced-in dog park, a two-level fitness center, several study and social lounges, and an integrated coffee house.
The Enclave at Deer Moss Creek
In Q1, FaverGray completed The Enclave at Deer Moss Creek, a premier luxury community located in Niceville, Florida. Gray said that FaverGray worked with developers Harbor Capital and MH Deer Moss Creek LLC to build rental housing minutes away from Eglin Air Force Base and Northwest Florida State College, which contributes significantly to the city’s workforce.
The property features 303 upscale units across 18 acres and a mix of nine 3-story and two 2-story apartment buildings.
Gray said The Enclave has received positive feedback from the development team and ownership since the community leased up.
“The response since we’ve delivered the project has been very positive,” he said. “The Enclave has been recognized as a much-needed addition to the area, offering a new level of luxury rental housing that supports both Niceville’s workforce and growing population.”
No matter how small or big a project is, FaverGray approaches it as a true partner, “working together every step of the way” to make the vision come to life for the client, Gray said.
Gray attributes FaverGray’s longevity to the company’s reliability and results-driven approach, and he plans to continue building on this momentum well into the future.
