Right on the heels of The Belvedere at Springwoods Village, Fein acquired land to build a second multifamily community in the buzzy master-planned development.

Here’s president Martin Fein. The Mark at CityPlace Springwoods Village will include 268 high-end units (ranging from 572 SF efficiencies to 1,600 SF three-bedroom homes) on 3.8 acres at Springwoods Village Parkway and Lake Plaza Drive. The common areas will have upscale amenities including a gourmet demonstration kitchen, university-style library with free WiFi and adjoining conference rooms, and a spa with private treatment rooms. It’ll feature first-floor retail and dining and sits in the CityPlace town center area, which includes more dining, shopping and recreation. The Mark at CityPlace will break ground in mid-2015 and deliver in Q3 2017. Fein’s first Springwoods project, The Belvedere, delivered a few months ago and already 100 of its 342 units are leased.

EXECS

Cushman & Wakefield hired two to its valuation and advisory group: Gavin Cunningham as director, and Daniel Kuper as associate director.

SALES

Tanglewood Property purchased 2000 Bering, a 192k SF Class-B office building in the Galleria. Tarantino Properties’ Patrick Frese repped the seller and Tanglewood’s Henry Hagendorf and Cliff Rudolph repped the buyer in-house.

An undisclosed buyer purchased the 1.3-acre Panera Bread ground lease at the intersection of the Gulf Freeway and El Dorado Boulevard. The property is close to Baybrook Mall, which is expanding. Avison Young’s Hunter Jaggard repped seller Baybrook Shopping Center Ltd.

LEASES

Holt Lunsford’s John Kruse repped the landlord in five leases totaling 84k SF at Willowbrook Business Center in Q4. That brings the property to 94% occupancy, leaving only 13k SF at 13171 Misty Willow. The deals:

Petroleum Technology Corp: 3,840 SF
SolartecMX: 18k SF
Insulating Products: renewed 12k SF
Wine.com: renewed 18k SF

Decision Information Resources leased 16k SF at 3900 Essex. Griffin Partners’ Robert LaCoure and Will Florence repped the tenant, and PMRG’s Kim Shapiro repped landlord Accesso.

Reliantheart Inc expanded to 17k SF at 8955-8969 Interchange Dr. NAI Houston’s Ed Bane, Jon Michael, Jake Wilkinson and Mark Brady repped landlord SL Interchange. First Continental Realty Advisors’ Brad Lynch repped the tenant.

DEVELOPMENT

Hoar Construction topped out on Academy Sports + Outdoors’ new 200k SF, four-story HQ. It’ll complete in spring 2015. This is the second corporate office building for the brand in Katy, where it also has a distribution center and HQ space. The two buildings will be connected via walkway. Kirksey designed the facility, Cardno Haynes Whaley is structural engineer, LJA is civil engineer, and DBR is MEP engineer.

Colvill Office Properties was retained to lease Park Place at Buffalo Bayou. The 250k SF, 10-story building is being built by Pinto Realty at Memorial and Waugh and recently broke ground. It will deliver in summer 2016, overlooking Spotts Park. Park Place is part of Buffalo Bayou Park, the centerpiece of a master redevelopment plan underway tying the CBD to Memorial Park along Allen Parkway and Memorial Drive. That’ll complete in Q2 ’15. Michael Anderson and Damon Thames will handle the assignment. Kirksey designed the LEED Silver property, and Tellepsen is GC.

THIS AND THAT

CBRE unveiled CBRE Military, a lineup of networking groups that’ll help bridge the gap between military life and the corporate world for current and prospective employees with military experience. That builds on CB’s Junior Military Office program, which pairs military-experienced candidates and CB volunteers to ID potential job placement within CB or a client’s business. Pictured is CB managing director Trevor Hightower, an Air Force vet. Grayson Gill and Scott Reppert will lead the new program.

Asset Plus was awarded management of Greenway Court Apartments (103 units) and The Villagio Apartments (330 units). Greenway Court was recently renovated and includes an on-site dog park and wood-burning fireplaces in-unit. Each of The Villagio’s units has a private balcony/patio, and many feature skylights and built-in bookshelves.

NAI Houston was selected as exclusive leasing agent for the 800 and 888 West Sam Houston Pkwy office buildings, adding 90k SF to the firm’s leasing portfolio. Doug Pack negotiated the assignment for NAI, and Sam Hansen will lead marketing at the property.
