Ready For A Mixed-Use Dream? Buffalo Heights District Tops Out In Midtown

Is it a mixed-use dream? The Buffalo Heights District features a grocery store, office space, residential units and ample parking.

And, it is almost complete.

The first phase of the Buffalo Heights District topped out Wednesday. The seven-story, 742K SF mixed-use project, which is owned by the Gordy family (BKR Memorial) and developed by Houston-based Midway, is on Washington Avenue and South Heights Boulevard. The development, designed by Ziegler Cooper Architects, is scheduled to deliver in the fall of 2019.

“We are at an exciting point in the construction process,” Arch-Con Construction Vice President Bryan Tufts said in a release. “The focus has been on the structure, and now we are able to focus on the exterior skin and interior details.”

The ground level features a 96K SF urban prototype H-E-B with the second floor offering 111K SF of parking for grocery customers.

The third through seventh floors will be the home of One Buffalo Heights, the 36K SF office portion, and St. Andrie, an upscale apartment community. Additional parking will be available for residents and office tenants.

Amenities for the 232-unit community include workout and yoga rooms, a glass-enclosed conference room for tenant use, a grand clubhouse, multiple seating areas and bicycle storage.

“As lifelong Houstonians, the Gordy family wanted to create a unique place where people can work, shop, play and live,” CEO Midway Jonathan Brinsden said in a release. “This location in the Washington Corridor will allow people to enjoy the trails on the bayou and the more than 1,500 acres of parkland in the urban core of the city.”
