Jackson-Shaw Takes A Month To Lease New Industrial Development

Triad Electric & Controls leased 535K SF across two industrial buildings at greensPORT Logistics Park in East Houston.

Jackson-Shaw, a real estate development company headquartered in North Texas, completed the two-building development in December, achieving 100% occupancy within a month of delivery, according to a press release.

“We are very excited about the delivery of greensPORT Logistics Park and happy to welcome Triad Electric & Controls,” Jackson-Shaw Vice President of Development Reid Watler said in a statement. “The project’s infill location provides unmatched access to Interstate 10, the Beltway and the Port of Houston.” 

Triad Electric & Controls is an industrial electrical and instrumentation contractor and a subsidiary of The Newtron Group. The company specializes in new construction, maintenance and automation services for refining, chemical and other heavy industrial sectors. 

Thackeray Partners is the equity partner in the project. Burton Construction was the general contractor, Goree was the project architect, and Kimley-Horn handled civil engineering services. Comerica Bank provided construction financing. 

Leasing at greensPORT Logistics Park is managed by Cushman & Wakefield, with Beau Kaleel, Michael Foreman and Brooke Swerdlow representing the project.

Industrial absorption has remained strong in Houston despite a huge post-pandemic spike in construction. There was 14.6M SF of positive absorption in 2025, according to JLL’s fourth-quarter report.

Paired with 18.3M SF of industrial supply delivered last year, the vacancy rate inched up to 6.8% in Q4. That is below Houston’s long-term average of 7%.

Another 19M SF of product is under construction, with more than 33% of it preleased, according to JLL.
