Scott Brinker has served as our President and Chief Executive Officer and a member of our Board of Directors since 2022. In this role, he is responsible for establishing our culture, strategy, and capital allocation philosophy, in addition to leading the operational execution of our platform.

Mr. Brinker joined Healthpeak in 2018 and previously served as our Chief Investment Officer and President.

Before joining Healthpeak, he served in a variety of capacities at Welltower Inc. (NYSE: WELL) from 2001 to 2017, where he ultimately served as Executive Vice President and Chief Investment Officer. Mr. Brinker started in the sector as an intern, and has invested and asset managed across the entire spectrum of healthcare real estate, including life science, outpatient medical, senior housing, life plan communities, post-acute facilities, and hospitals.

He serves on the Executive Board and Governance Committee of the National Association of Real Estate Investment Trusts® (Nareit), the worldwide representative voice for REITs and listed real estate companies.

Mr. Brinker received a Bachelor of Arts from Yale University, where he was a varsity athlete and team captain. He also received a Master of Business Administration from the University of Michigan’s Ross School of Business.

Denis J. Sullivan, Jr. has served as Healthpeak's Managing Director, Life Science and San Diego Market Lead since August 2025, responsible for all new life science investments across the US and for managing the Company's San Diego portfolio.

Mr. Sullivan brings two decades of life science real estate leadership spanning investments, operations, and capital strategy, and has completed nearly $40 billion of transactions in life science real estate. He was most recently a Managing Partner and Co-Founder of Foundation Capital Ventures, where he helped develop life science properties in leading innovation hubs. He previously spent more than 14 years at BioMed Realty, ultimately serving as Chief Investment Officer and Chief Financial Officer, where he helped guide the company's growth. Earlier in his career, he was a member of the real estate investment banking group at Raymond James & Associates, advising real estate clients on public and private equity offerings, mergers and acquisitions, and other transactions.

Mr. Sullivan received a Master of Business Administration with honors from the Wharton School of the University of Pennsylvania and a Bachelor of Science in Aerospace Engineering from the University of Notre Dame.

Alicia Mistry Hinds serves as COO at Alloy Properties, a national life sciences platform formed by TPG Real Estate Partners in the spring of 2020 that focuses on investing in life sciences and innovation campuses in the major life science markets, including Boston, Raleigh-Durham, San Francisco, San Diego, Seattle and Atlanta. Prior to joining Alloy, Alicia spent a few years at Longfellow Real Estate Partners, primarily focusing on West Coast leasing and asset management. Before Longfellow, Alicia worked on a variety of different types of real estate under Goldman Sachs’s Merchant Banking Division. In her spare time, she enjoys scuba diving.

Martin L. Togni is a partner in the San Diego office of Allen Matkins with a practice focusing primarily on Life Sciences, representing a variety of landlords and tenants in the development and leasing of Life Science and Biotech projects. He has successfully completed major leasing transactions totaling more than 40 million square feet in California, the Midwest, and East Coast over the past 25 years, representing some of the nation's leading real estate and end-user companies. Martin also represents a wide variety of clients in the acquisition, disposition, development, financing and ground leasing of shopping centers, industrial projects, office buildings and other commercial and mixed-use projects throughout the country

Joanna Giorgio Hilvert is Vice President of Environmental, Sustainability & Transaction Assurance at BioMed Realty, a Blackstone portfolio company and a leading provider of innovation real estate that enables science and technology to thrive. BioMed Realty delivers purpose-built, flexible, and reliable environments across approximately 17 million square feet in key innovation markets throughout the United States and the United Kingdom.

An attorney by training, Joanna brings over 25 years of experience at the intersection of commercial real estate, environmental law, and sustainability strategy. She operates seamlessly across legal and business functions, with a unique ability to align regulatory requirements with investment strategy, capital planning, and operational execution. Her work focuses on translating complex environmental and regulatory considerations into actionable insights that inform underwriting, mitigate risk, and support long-term asset value and portfolio performance.

Joanna leads the company’s environmental and sustainability platforms, including decarbonization strategy, climate regulation compliance, and environmental risk management. She partners closely with Investments, Asset Management, Development, and Operations to integrate these considerations into investment decisions and asset-level strategy across the full lifecycle—from acquisition through operations—ensuring environmental and regulatory factors are embedded in core business and capital allocation processes.

She also oversees BioMed Realty’s Transaction Assurance function, leading a cross-functional team responsible for coordinating diligence through closing on acquisitions and dispositions. Through this work, she plays a key role in structuring complex transactions and incorporating risk into disciplined investment execution. Prior to joining BioMed Realty in 2020, Joanna practiced environmental and real estate law at Goulston & Storrs PC and Brown Rudnick LLP, advising clients on land use, environmental liability, and complex development matters.

Katie Sheehan is the Director of Sustainability for Breakthrough Properties, a joint venture between Tishman Speyer and Bellco Capital. In her role she oversees Breakthrough’s Sustainability and Climate strategy and co-leads the firm’s ESG Task Force. Prior to Breakthrough, Katie was a member of Tishman Speyer’s Global ESG team where she supported the firm’s corporate, project, and asset-level sustainability initiatives – particularly in the areas of energy and decarbonization, climate risk and resiliency, policy and regulation tracking, building certifications, and building materials/embodied carbon.

Katie joined Tishman Speyer in 2019 in Corporate Finance before transitioning to the ESG team in 2022, after working in Asset Management for two hotel REITs - Chesapeake Lodging Trust (now Park Hotels & Resorts) and LaSalle Hotel Properties (now Pebblebrook Hotel Trust). She holds a BS in Hotel Administration with a minor in Real Estate from Cornell University, and a MS in Sustainability Management from Columbia University. Katie is a LEED Green Associate, Living Future Associate, and Fitwel Ambassador.

Doug Allen is Regional Manager for Hathaway Dinwiddie’s San Diego operations, leading local project teams, client relationships, and regional growth initiatives. He brings a collaborative, solutions-focused approach to the delivery of complex commercial projects, with an emphasis on accountability, quality, and certainty of execution. Doug works closely with owners, design professionals, trade partners, and project teams to align priorities from early planning through construction and completion. He is committed to building trusted partnerships and delivering successful outcomes for clients and the communities they serve. His leadership reflects Hathaway Dinwiddie’s long-standing commitment to integrity, craftsmanship, and care.

Steve has dedicated his career to ensuring science thrives. He leads CannonDesign's award-winning Science & Technology Practice and guides teams in designing projects that supercharge discovery—from buildings designed to develop life-saving cancer treatments to environments that further exploration of space’s outer limits. Steve’s goal on any project is to ensure scientists and researchers across government, health and commercial sectors have optimized, healthy and exhilarating environments where they are able to perform at their best. He partners with top organizations to break barriers, demand more change and take the next steps to achieve their research potential.

An associate partner with Syska Hennessy Group, Robert manages staff and projects across the multi-discipline MEP services. Robert has extensive experience with laboratory and life sciences projects including spaces for ISO cleanroom pharma manufacturing, electron microscopy, mass spectroscopy, BSL-3 containment, NMR environments, neuropharmacology and electrophysiology. He’s worked on projects with The Scripps Research Institute, Takeda Pharmaceuticals, The Burnham Institute, Pfizer and Genentech. Robert’s depth of experience in both design and project management enhances collaboration with owners, architects, and contractors.

As IMEG’s Director of Science & Technology, Brandon is involved with teams across the country delivering successful projects. His work includes projects in the pharmaceutical, biotech and semi-conductor industries, institutions of higher learning, and federal and local governments, including experience in high containment, clean room, life science, and vibration/temperature sensitive applications. With a passion for sustainability and energy conservation, Brandon’s work has led to numerous project awards, and he is a sought-out speaker at conferences.

Doug’s goal is to help entrepreneurial scientists create successful startups. To this end, Doug and his colleagues have systematically lowered the barriers between great ideas and successful companies. For instance, Doug created and manages MBC BioLabs. This state-of-the-art co-working laboratory network in San Francisco and San Carlos allows entrepreneurs to rapidly generate data without getting bogged down in facility management. Rather than spending months getting a facility up and running, MBC BioLabs startups can generate important data in their first week.

In the first 8 years, this program has helped launch 245 companies that have brought 55 programs to the clinic and have raised over $10.5B. This incubator program reflects Doug’s passion for startups and his eagerness to help entrepreneurs overcome challenges.

Doug is also a Managing Partner at Mission BioCapital, which provides early-stage capital to the next generation of awesome life science entrepreneurs. Founded in 2009, Mission BioCapital is now investing out of their fifth fund.

Peter is a member of a Transwestern team that assists clients in every stage of the

real estate process including: Real estate leasing or disposing of facility leases;

providing strategic, long-term planning via portfolio analysis, site selection and

employee location consulting. We excel in assisting early, mid and late stage

funded start-ups in managing growth in terms of cost analysis with the goal of

increasing their bottom line.

Additionally, Peter is the Bay Area head of Transwestern's BioTech Advisory

Group, leading the company's efforts in life science and biotech office and

laboratory disposition, having years of professional lab experience with the USDA

and public/private cancer research departments before working in brokerage. He is

also a LEED® Accredited Professional, and member of the United States Green

Building Council, helping to merge green building and leasing practices into

commercial real estate.

Dr. Afshin Safavi is a founder, councilman, consultant, board member, entrepreneur, and investor in

biotechnology, pharmaceutical, animal health, technology, and real-estate sectors with multi-billion-

dollar turnovers in biological products and is responsible for multiple drug products in the market today.

He is the founder of Colorado Health and Tech Centers (CHTC). Prior to that, he founded BioAgilytix

Labs, one of the most successful multi-billion-dollar Contract Research Organizations known

internationally. He has extensive experience establishing and leading teams in start-ups, as well as

Fortune 500 biotech and pharmaceutical companies. He has worked with clients and companies in more

than 30 countries. Dr. Safavi obtained his B.S. in Biochemistry from UCLA and his Ph.D. in Biochemistry

from the University of Kentucky Medical School. He completed a two-year postdoctoral assignment at

the Emory University, Department of Pathology.

With more than 12 years of economic development experience across multiple states, Danny has secured over $2 billion in capital investment and created more than 7,900 jobs through high-impact projects spanning the U.S. and 21 countries worldwide. He is a recognized expert in corporate attraction, incentive strategy, legislative navigation, and data analytics, consistently driving sustainable growth through innovative, results-oriented approaches.

Danny also co-founded Incenti, an AI-powered platform designed to modernize and streamline economic development operations through improved data, workflows, and analytics.

Danny has been recognized with several honors, including D CEO Magazine’s Innovation Advocate of the Year in 2021, featured in D CEO Magazine’s 2022 edition of The Dallas 500, selected to the Forbes Young Entrepreneur Council in 2017, and named one of North America’s Top 50 Economic Developers by Consultant Connect in 2021.

Joseph’s leadership is characterized by a collaborative approach and clear communication, fostering strong project teams and effective partnerships. Working out of our San Francisco office, he is actively engaged in professional organizations, educational initiatives, and thought leadership forums, demonstrating his dedication to advancing the architectural profession and promoting innovation throughout the industry.

James Zanewicz, JD, LLM, RTTP, is the CEO of CONNECT, a San Diego-based nonprofit venture and innovation organization, where he is leading CONNECT’s evolution from a regional convener into a global architect of innovation. He also serves as Executive Vice President, Medicine & Research for MAYKR, an investment platform focused on AI and robotics in science and medicine, sustainable energy, and data infrastructure.

Previously, James spent a decade at Tulane University School of Medicine, where he served as Chief Strategy Officer and led biotech business development, industry partnerships, marketing and communications, and major strategic initiatives. His work included expanding Tulane’s role in biomedical innovation, deepening industry and investor engagement, and helping navigate a major academic health system transition.

Earlier in his career, James helped establish open science and commercialization functions at the Howard Hughes Medical Institute’s Janelia Research Campus, one of the world’s most innovative scientific research environments. He has also held leadership roles across technology transfer, biotech strategy, alliance management, and innovation ecosystem development.

James is a nationally recognized leader in innovation, commercialization, and life sciences strategy. He has chaired or served in leadership roles with organizations including BIO, AUTM, ATTP, and AAIH, and is a Registered Technology Transfer Professional. He founded the BIO from the BAYOU podcast and currently hosts The Connect Current Podcast, using both platforms to elevate founders, researchers, investors, and ecosystem leaders.

His work focuses on building trusted ecosystems that help founders, researchers, investors, companies, and communities turn bold ideas into lasting impact.

Tiffany Granacki is Vice President of Commercial Operations at Mispro, a national contract vivarium organization providing preclinical research infrastructure and services for biotechnology companies. With experience spanning molecular biology, genomics, preclinical pharmacology, and contract vivarium services, Tiffany has extensive expertise helping pharmaceutical organizations, CROs, academic research institutions, and emerging biotechs leverage outsourced research infrastructure and scientific services to build, scale, and advance research programs toward commercialization. She spent more than a decade in leadership roles across the contract vivarium industry, helping grow Explora BioLabs' national footprint ahead of its acquisition while building expertise across research infrastructure, scientific services, and commercial operations. Today, she leads Mispro's commercial organization, working across scientific, operational, and commercial teams to help research organizations access the infrastructure, services, and expertise needed to build and scale their preclinical research programs.

J. Steven Price is founder and president of Price Real Estate. He owns, develops, and manages over 5 million square feet of industrial, distribution, and manufacturing commercial real estate. His portfolio consists of 100+ local, regional, national, and international tenants in economic clusters in life and bioscience, aerospace and defense, automotive, food grade facilities, transportation, supply chain, logistics, fulfillment, e-commerce, and outdoor recreation sectors.

Within the community, Steven currently serves as a member of the University of Utah Board of Trustees, Community Board of Directors of University of Utah Health, chair of the University of Utah Campus Master Plan Committee, KUER Advisory Board, and Red Butte Garden Board. He also serves as a board member for EDCUtah, World Trade Center Utah, Utah Sports Commission, Salt Lake City International Airport, and the John and Marcia Price Family Foundation.

In December 2024, after Salt Lake City was awarded the 2034 Olympic Winter Games, Steven’s service ended as governing board member, finance and audit and bid committee member for the Salt Lake City-Utah Committee for the 2030/2034 Winter Olympic Games. Additionally, Steven has been an active member of the Young Presidents Organization (YPO) since 1996 and YPO Gold (formerly known as the Utah World Presidents Organization) since 2013.

Steven’s commitment to the community goes beyond his board service, calling upon his passion for public art. Understanding the vibrancy, inspiration, and economic impact art has on the community, he has personally invested in over a dozen public art installations throughout Salt Lake County, with many more planned. Steven also advocates for the outdoors, especially the Wasatch Front trail system, which he is working on to expand and enhance quality of life.

Steven resides in Salt Lake City with his wife Tiffanie and has five children, two stepchildren and four grandchildren.

Razmig co-manages RPP and is specifically responsible for asset management and capital markets. Prior to RPP, Razmig, a serial entrepreneur, co-founded several companies and practices, including Roland Berger Strategy Consultants’ Middle East practice and served as Partner and Saudi Arabian Country Manager. Within six years, Roland Berger was ranked one of the top five consulting firms in the Middle East, managing over fifty consultants. Razmig started his career at Booz & Co. and Deloitte Consulting.

Razmig is a graduate of American University of Beirut, Carnegie Mellon University, and Harvard University.

Ransom Hamrick is a mechanical engineer and building systems leader with over 15 years of experience delivering complex, high-performance facilities across the life sciences, science and technology, healthcare, higher education, and commercial sectors. He has deep roots in the San Diego market, where he has worked closely with developers, owners, and architects on some of the region's most technically demanding projects.

Ransom has served as mechanical engineering lead on major San Diego life sciences developments including the Campus at Horton, the adaptive reuse of an 850,000 SF abandoned mall into a 1,000,000 SF LEED Platinum, net-zero carbon life science and office campus in downtown San Diego for Stockdale Capital Partners, and the 160,000 SF Governor Pointe office-to-laboratory conversion for Breakthrough Properties. His work focuses on designing flexible, future-ready building systems that support evolving tenant needs, from core-and-shell delivery to full lab fit-out, while meeting the operational and sustainability demands of modern research environments.

As a principal and office leader, Ransom works at the intersection of technical execution and market strategy, partnering with developers, owners, and architects to create spaces that attract and retain life sciences tenants in a competitive and rapidly evolving landscape.

Ransom is a registered Professional Engineer in California and a LEED Accredited Professional.

As a Market Executive with Mortenson’s Advanced Manufacturing Group, I lead strategic growth initiatives across the broader life science market. With 25 years of experience in highly regulated environments, I partner with owners, architects, and engineers to align complex technical decisions with long-term operational and capital objectives, bringing clarity to projects that demand both precision and adaptability.

Kurt’s professional engineering career spans over 40 years. His expertise includes structural engineering design for Mission Critical Facilities such as Data Centers, Health Care Facilities such as Hospitals and Clinics and Life Sciences Facilities such as Biopharmaceutical Pilot Plants and Production Facilities around the United States and the World. His area of expertise is in designing buildings to be occupable after natural disasters including Tornados, Hurricanes and Earthquakes. He has been the structural engineer of record for conventional “fixed Base Buildings” ranging from 1-23 stories, “Base Isolated Buildings” ranging from 1-5 stories, and the retrofit and new construction of buildings incorporating Fluid Viscous Dampers ranging from 1-22 stories. He has published numerous papers on passive energy dissipation and presented the findings at various conventions in Boston, San Francisco and Milan.

For over 23 years as the Founding Principal at PARADIGM Structural Engineers, Kurt spends most of his time developing new leaders at PARADIGM and mentoring staff in Chicago and San Francisco.

Sangeeta Ranade is Senior Vice President, Life Science Sector at ERock, a leader in turnkey onsite energy systems that provide bridge and backup power to reliably operate industrial facilities. With more than 20 years of experience in the energy industry, she works with large energy users to overcome energy constraints and bring power to new sites quickly. Prior to joining ERock, Sangeeta developed onsite power solutions through a Schneider Electric-Carlyle Group joint venture and led the Solar and Energy Storage business at the New York Power Authority. 

Lisa is an experienced Vice President of Business Development with 16 years’

experience crafting tailored facility solutions across diverse sectors such as

Life Sciences, high tech, medical office parks, and multi-tenant Class A office

buildings and campuses. Early in her career, she worked on the operations

side of the business, gaining hands-on experience and a deep understanding

of the ins and outs of the business. This foundation has proven invaluable in

delivering effective solutions for Flagship clients.

In the past three years, Manning has directed her focus toward serving the

unique needs of Life Sciences companies, bringing a wealth of operational

experience and a keen understanding of the intricacies involved. Recognizing

the individuality of each company, she customizes solutions to enhance

efficiency within laboratories and offices, allowing companies and their

employees to concentrate on their core strengths.

Lisa enhances her skills through participation in various industry and service-

specific training programs and certifications. She is actively engaged in the Life

Sciences community, holding a position on the EH&S Facility Committee at

BioCom. In 2020, she achieved the Facilities Management Professional (FMP)

designation from the International Facilities Management Association (IFMA)

and is on the verge of completing her IFMA Sustainability Facility Professional

(SFP) credential, which acknowledges her expertise in sustainable facility

management practices.
