Kevin B. Mahoney is Chief Executive Officer for the University of Pennsylvania Health System (UPHS). He assumed this role on July 1, 2019.

Beginning in 1996, Kevin's leadership posts at Penn Medicine have included serving as Executive Vice President and Chief Administrative Officer of UPHS, Executive Vice Dean of the Perelman School Medicine, and Senior Vice President of UPHS. He also served as Executive Director of Phoenixville Hospital, as Executive Director and Chief Operating Officer for Clinical Care Associates, and as Director of Network Development.

Kevin's operational portfolio at Penn Medicine has included information technology, strategic planning, the primary care network, human resources and capital planning. He has led several transformative construction projects which have expanded and enhanced Penn Medicine's clinical care, teaching and research missions, including the Smilow Center for Translational Research and the Henry A. Jordan M'62 Medical Education Center. He oversaw the implementation of a common electronic health record platform across five hospitals, numerous outpatient clinics, and home care – the only comprehensive system of its kind in the Philadelphia region.

He directs the development and construction of a new $1.5 billion hospital, The Pavilion, on Penn Medicine's West Philadelphia campus, which will house inpatient care for the Abramson Cancer Center, heart and vascular medicine and surgery, neurology and neurosurgery and a new emergency department. The Pavilion, which will be the largest capital project in Penn's history, is expected to be completed in 2021.

Prior to joining UPHS, Kevin served as Vice President for Johnson & Higgins, where he provided leadership to the Health Group, including risk transfer and alternative risk management strategies. He also served as Vice President for Administration for nine years at Bryn Mawr Hospital, and as Director of Administrative Services for Episcopal Hospital for three years.

He is a graduate of Millersville State College, where he earned a bachelor's degree in Economics, and he holds an MBA and a doctorate from the Fox School of Business at Temple University.

institutional and commercial science and technology/life science, healthcare and higher education

healthcare projects. He has been critical in developing JB&B’s life science portfolio in New York, with

projects that include Weill Cornell Medicine’s Belfer Research Building; the New York Stem Cell

Foundation Research Institute; Cure at 345 Park Avenue South; and Elevate Research Properties/Taconic

Partner’s West End Labs. This is in addition to the firm’s life science expansion into the Boston and

Philadelphia areas, with projects in design for clients that include the Alexandria Center and the Center

for Breakthrough Medicines. In response to the COVID-19 pandemic, he has been instrumental in the

creation of innovative design strategies toward improving indoor air quality for occupant health and

wellness.

Mr. Montalto is a committee member and past co-chair of the NYC Builds Bio+ Regulatory Committee,

has a longstanding association with Habitat for Humanity NYC and Westchester County, of which he is

currently chair, and is a past president of ASHRAE NY. In addition to his many speaking engagements

focusing on life science, he has contributed to numerous publications, including “Air Source Heat Pumps

Pursuing innovation and delivering for members are the hallmarks of Kendalle’s more than 15 years at MassBio, including the launch of several multi-year initiatives focused on realizing a diverse and equitable life sciences industry, supporting the continued growth and sustainability of the industry throughout Massachusetts, and providing resources and solutions to companies across the industry value chain.

Kendalle has played a critical role in MassBio’s growth into the largest life sciences trade association in the world with over 1,600 members. Kendalle has overseen the rebrand of a number of MassBio’s core programs and services, including the MassBioEdge, MassBio’s savings program which offers members access to industry-leading providers and best in class benefit plans, and MassBio’s highly-rated Employee Rewards program. She also led the development of the MassBioHub conference and business center.

In 2022, Kendalle was instrumental in the launch of MassBio’s newest entrepreneurial accelerator program, MassBioDrive and MassBio’s Innovation Week, two initiatives focused on advancing breakthrough science and providing opportunities for innovators from diverse backgrounds in all areas of the life sciences ecosystem. In 2023, she has been the driving force behind MassBio’s launch of Bioversity, a non-profit created to develop new training pathways and create employer connections for underrepresented populations and individuals traditionally left out of the life sciences, starting with a workforce training center in Dorchester featuring industry-aligned certification and upskilling programs. This year, she also originated a collaboration with McKinsey & Co. to host an annual partnering conference, the Align Summit, for early-stage investors, startups, and strategic partners.

Kendalle has earned wide acclaim for her leadership and is active in mentoring and professional organizations. She is ranked number 33 on Boston Magazine’s list of The 150 Most Influential Bostonians in 2023, a 2022 recipient of the Cambridge Chamber of Commerce Inspire Award recognizing outstanding women leaders in the Cambridge community, a 2022 Boston power player as named by Axios, a 2021 executive fellow in the inaugural class of the Civic Action Project Collaborative, and a 2019 Boston Business Journal 40 under 40 honoree which acknowledges a leader’s impact on Massachusetts’ industries. Prior to joining HALC, Carl completed seven years serving in various real estate and economic development roles for the City of New York. Most recently he served as the Chief Operating Officer of the New York City Economic Development Corporation (NYCEDC) and helped manage key aspects of the agency’s mayoral transition. He also served as Chief of Staff to the NYC Deputy Mayor for Housing and Economic Development, acting under both Deputy Mayors Vicki Been and Alicia Glen. As Chief of Staff, he managed the development, tracking, and improvement of City policy and programs focused on equitable economic growth. A hallmark of his career to date, is leading Mortenson’s partnership with Mayo Clinic to transform their innovation district, Discovery Square. Brent is inspired to work on projects that advance innovation and lead to new discoveries in science and technology to advance humanity.

While Brent is responsible for managing the entire spectrum of developments, including strategy, sourcing, project management, operations, partnerships and financing – his motivation comes from the opportunity to partner with industry leaders to strengthen the physical, social and economic fabric of the community, working together as a catalyst for sustainable and inclusive development.

Brent graduated from the University of Wisconsin – Madison and for the past decade, has been actively involved in the downtown Minneapolis landscape – formerly serving as a board member for the Minneapolis Downtown Council, has co-chaired the Council’s Residential Task Force where he was awarded for his substantial contributions towards the success of Explore Downtown Living. Throughout his 30+year career, Joe has approached architecture as a means to explore new frontiers, provide environmental stewardship, and foster connections with communities. Life science, his current focus, is closely linked to these objectives.

Joe joined SGA in October 2020 because he was impressed with the quality of the firm’s design innovation, its commitment to excellence, and the level of talent exhibited by the staff. In his new role, he oversees several projects for life science organizations in the Boston region. He establishes the design vision for these commissions, but also collaborates on their execution. Joe’s previous experience encompasses a variety of building types, including research,

hospitality, healthcare, residential, corporate, and mixed-use. During his tenures at design firms HDR and TRO Jung|Brannen, he led many award-winning projects honored by such organizations as the American Institute of Architects, the Boston Society of Architects, the National Trust for Historic Preservation, and Preservation Massachusetts. Early in his career, he won the Rotch Traveling Scholarship, an annual two-stage design competition that enabled him to travel overseas for a year to study architecture.

Joe earned a Bachelor of Architecture and a Bachelor of Environmental Design from the University of Minnesota. One of his favorite activities outside of the office is traveling internationally to learn about local ecosystems. He also sketches regularly, often exhibiting his work at events. Other hobbies include cycling, gardening, and beekeeping. He observes:

“Pollinators are key to the ecosystem. Beekeeping and gardening allow me to engage in stewardship of the environment, and several of my hobbies allow me to explore and discover advances in the built world. I don’t leave my passion at work.”

Travis McCready is the head of life sciences markets in the Americas for JLL, one of the largest commercial real

estate advisories in the world. In this capacity, he leads a multi-country platform that includes brokerage, capital

markets, project management, consulting & advisory, and valuation services for life sciences companies, developers

and investors. He also co-leads the firms Innovation Districts Practice, helping plan, build and finance innovation

districts all over North America.

Travis has over 25 years of experience leading public, private, and non-profit ventures with a focus on technology

and innovation based economic development. The former President & CEO of the $1.6 billion life sciences funding

agency Massachusetts Life Sciences Center, Travis is passionate about supporting tech-based entrepreneurship

and is a frequent speaker on the evolving role of technology-based economic development at the community and

regional level. He remains active in the life sciences community serving on the boards of the global business

accelerator MassChallenge, the global life sciences business enabler Nucleate, and Wentworth Institute of

Technology in Boston. He also serves in advisory capacities at Harvard University, MIT, and Johns Hopkins

University. No stranger to public service, Travis has served on the Economic Development Planning Council under

three Massachusetts governors, has been appointed to state and national initiatives ranging from the arts to

advanced manufacturing.

Travis received his B.A. in Philosophy from Yale University, and J.D. from the University of Iowa.

Randal Froebelius has been a senior member of the MaRS Discovery District Real

Estate team for over 18 years participating in the design, construction, property

management, leasing and financing of the MaRS Centre, North America’s

largest urban innovation hub, located in Toronto. He is currently Project

Executive and Senior Adviser to MaRS and led the design and construction of the

MaRS Nucleus space at the Waterfront Innovation Centre in Toronto.

Randal is currently Chair of the Building Owners and Managers Association

(BOMA) International, and is a Past-Chair of BOMA Canada, BOMA Toronto and

the BOMA Floor Measurement Standards Committee. In 2019, he became a

BOMA Fellow.

Randal also serves on the boards of the Northern Centre for Advanced

Technology in Sudbury, Ontario, and Halmont Properties Corporation.

Randal has 35 years of experience in property management, leasing, project

management and construction. Randal holds a Bachelor of Engineering

Science (Civil) degree from the University of Western Ontario, an MBA from the

Richard Ivey School of Business, a Master of Laws from the University of Toronto

and is a Licensed Professional Engineer in the Province of Ontario. He has held

progressive positions with construction, real estate development and

management companies throughout his career.

During that time, John was responsible for the development of over 50 projects in Philadelphia and across the nation, representing almost $3 billion in investment. His projects include the TJX Distribution center in Northeast Philadelphia, recognized as a “Smart Growth” development by the Sierra Club; the Plaza at PPL Center in Allentown; and the spectacular Comcast Center that became Comcast’s international headquarters upon completion in 2008, both recipients of the Urban Land Institute’s Award of Excellence.

His most recent work consists of the 1,121’ tall, 1.8 million square foot Comcast Technology Center which features a five-star Four Seasons Hotel, the tallest hotel in North America; as well as the new waterfront headquarters for American Water.

In addition, John serves as the President of the Fairmount Park Conservancy; and serves as a board member of the Center City District. A graduate of Washington University in St. Louis, John and his family live in the greater Philadelphia region.

Partners of Southeastern PA. At Ben Franklin, Dr. Green’s team focuses on Ben Franklin's

earliest seed funding program, now representing over $4M in funding to 80 companies and

resulting in $50M in follow-on funding; business and pipeline development for investment

opportunities and strategic partnershis; managing its mentoring/service/prototyping programs

and participation in the region’s research institution’s translational research programs. Dr.

Green was instrumental in the creation and management of the Drexel University and Temple

University co-investment programs—the first programs of their kind in the country. Dr. Green

Merion. Dr. Green has over 30 years experience in the biotechnology industry focusing on

diagnostics and gene transfer technologies. Dr. Green’s track record includes research,

development and commercialization of cutting-edge technologies primarily through small,

emerging companies, including Centocor, BD and Puresyn. Dr. Green earned his Bachelor of

Science degree in Immunology, with Honors, from Brown University, in Providence, Rhode

Island and his Ph.D. from Temple University School of Medicine, in Microbiology and

Scott’s real estate development career began in full force in 1990, 27 years ago. With his partner Jim Levin, they founded Neighborhood Restorations, an affordable housing development company, and set out on a mission of restoring abandoned and blighted single-family homes in West Philadelphia. They gutted, rehabbed and developed over 1000 houses including nearly 1200 units for low-income families with a total investment of nearly $200 million while employing more than 50% local minority contractors over their entire history.

Additionally, Neighborhood Restorations moved their offices into the heart of West Philadelphia at the former Oliver Wendell Homes Middle School, the first middle school in the United States. There, they completed a historic restoration and preservation of the entire building, including 42 units for senior citizens and a magnificent auditorium used for both seniors and community activities.

In 2009, Scott established University Place Associates with a firm commitment to social responsibility and environmental sustainability. His hope in contributing to and developing a world-class ‘Platinum Corridor®’ on Market Street, centered at the 40th Street transit hub, is that this effort, including bringing new jobs and new energy, will become a place for all to enjoy!

Eli Gurwitz is the Chief Investment Officer at Warren Avenue Investors, a pure player owner, operator, and developer of life sciences real estate. As CIO, Eli oversees all acquisitions, financings, capital raising, joint ventures, developments, dispositions, and asset management. Prior to joining Warren Avenue, Eli opened the Philadelphia office of Gazit Horizons, the private North American subsidiary of Gazit Globe (TSE: GZT). Before Gazit, Eli spent several years with Eastdil Secured, a leading investment sales and real estate investment bank, working on over $3Bn of closed equity and debt transactions. Eli started his career at Federal Realty Investment Trust, where he supported the company’s 102 asset, $13Bn portfolio through underwriting property and strategic corporate initiatives. Claire also serves as the Executive Director of the Chamber’s CEO Council for Growth, a

committed group of nearly 60 business, higher education and civic leaders working to make

Claire graduated from the University of Delaware with a BA in Biological Sciences and a

minor in psychology and received her MS in Organizational Dynamics from the University of

Pennsylvania. Claire is a member of the Board of Directors for Campus Philly, the

Philadelphia Convention and Visitors Bureau and the United Way of Greater Philadelphia

Tim O’Connell is a senior principal and director of HOK’s global Science + Technology practice. As a key member of HOK’s office in Washington, D.C., he has more than 25 years of architectural experience with extensive knowledge in lab planning and programming for highly complex projects.

Tim has served as lab planner, lab architect, project manager and project architect on numerous research facility projects, including the DC Consolidated Forensic Laboratory Facility, a LEED Platinum building that won the R&D Magazine Lab of the Year Special Mention Award for Collaborative Science.

His experience programming and planning lab spaces for corporate and commercial life science clients gives him a unique perspective of the needs of industry and how to shape innovation developments to meet those needs. Tim’s experience working with commercial life sciences developers allows him to help those clients and design teams to program and plan the right innovation facilities and at the right size - developing projects from the inside-out.

His area of expertise is in designing buildings to be occupable after natural disasters including Tornados, Hurricanes and Earthquakes. Marty Burger is Chief Executive Officer of Silverstein Properties. He leads the company’s day to

day activities, and focuses on its acquisition, development, financing and fund management efforts

in the United States and abroad.

Prior to joining Silverstein, Mr. Burger was President and Chief Executive Officer of Artisan Real

Estate Ventures, a company he founded in 2006.

Prior to Artisan, Mr. Burger spent 15 years at Related, including serving as President of Related

Las Vegas and Executive Vice President of The Related Companies, L.P.

From 1994 to 1997, Mr. Burger was a Vice President at The Blackstone Group working on

acquisitions for its first three real estate opportunity funds. From 1993 to 1994, he worked for

Goldman Sachs’ Whitehall Real Estate funds, also on the acquisition side. Prior to that, Mr. Burger

spent five years at The Related Companies where he was a Vice President of Development and

Acquisitions.

Mr. Burger received a Bachelor of Science degree in Economics from the Wharton School of the

University of Pennsylvania. He is a Trustee and a Governor of the Urban Land Institute, and

formerly a member of the Global Board, the America’s Executive Committee, Chairman of the

New York District Council, and Chairman of his Urban Development Mixed-Use Council. Mr.

Burger is on the Executive Committee of the Zell/Lurie Real Estate Center at the Wharton School

of the University of Pennsylvania, an Advisory Board Member of the Center for Real Estate and

Finance at Cornell University, the Advisory Board of the New York University Schack Institute

of Real Estate, and the Policy Advisory Board of the Fisher Center for Real Estate at the Haas

Mr. Burger was a member of NYC Mayor Eric Adams’ Transition Team, is a Trustee of the

Citizens Budget Commission, a Board Member of the Partnership for New York City, and is on

the Real Estate Life Science Advisory Board for New York.

Mr. Burger is a Board Member of SparkYouth, a charitable organization providing funds to

multiple programs benefitting underprivileged inner-city children in the New York City metro

area. He is a Trustee of National Jewish Health, is on the Lincoln Center Real Estate and

Construction Council, and is Co-Chair of the Real Estate Division of the Friends of the Israeli

Defense Forces where he has chaired multiple missions to Israel. He is a former member of the

Board of Trustees of the Battery Conservancy, and a former board member of the Lincoln Square
