Tech Firms Ink 31K SF At The 410: The Denver Deal Sheet

Newmark arranged 31K SF of office leases for three tenants at The 410, a 24-story tower at 410 17th St. in downtown Denver.

The deals are a 9,500 SF lease with Tyler Technologies, which is relocating from 1999 Broadway; a combined 14,400 SF commitment from an unnamed customer relationship management software company, which shifted from fully remote operations; and a 3,600 SF expansion by Convey, doubling its footprint in the building to 7,400 SF in just one year.

The 435K SF property, owned by Cress Capital, underwent a Gensler-led renovation and includes amenities like a coffee shop, wine bar, outdoor patio and secure bike parking.

Newmark’s Jamie Gard, Whitney Hake and Grace Lessard represented the landlord. Tenant reps included JLL’s Ken Gooden for Tyler Technologies and Cresa’s Rick Door and Kai Slocum for the other leases.

CenterSquare Investment Management, based in Philadelphia, acquired the 16K SF Shops at Riverbend in Littleton for $6.4M, according to the Denver Business Journal. The fully leased property at 5350 S. Santa Fe Drive includes tenants such as Panda Express and LaMar’s Donuts. It is the firm’s second metro Denver retail purchase in less than a year.

CONSTRUCTION AND DEVELOPMENT

The Denver metro is projected to deliver 12,662 apartments this year, ranking 10th nationwide, according to RentCafe. That is down 30.5% from 2024’s record total. Denver alone will account for nearly half the units, with 5,814 new apartments — the eighth-highest total among U.S. cities.

Kestrel Labs, a Denver-based startup using AI to automate building code compliance, has been selected for the Techstars Boston fall 2025 accelerator. The Five Points company recently closed a $550K preseed round led by Denver Ventures and will also receive a $220K Techstars investment.

Trinity Investors and Denver-based Magnetic Capital have opened F1 Arcade Denver, a 16K SF experiential retail venue in the River North Art District. The adaptive reuse project converted a former office and warehouse into a flagship destination featuring Formula 1 simulators, an outdoor terrace and an island bar. The design and build were led by Arco/Murray.

Westbound & Down Brewing is planning a 4K SF brewpub and tasting room at 5540 W. 29th Ave. in Wheat Ridge, slated to open by early 2027. The brewery recently closed the first round of its crowdfunded capital raise with $1.2M in less than two months and has launched a second round to buy the building and support expansion.

Denver ranked No. 14 in CBRE’s 2025 Scoring Tech Talent report, with a tech workforce of nearly 117,000 and above-average concentration at 6.8% of total jobs. The city added 6,200 tech roles from 2021 to 2024, though local colleges produced more graduates than jobs created. Colorado Springs ranked third among North America’s Emerging 25 Markets, with tech employment rising 16% since 2021.
