South Dallas Getting 1.2M SF Of Industrial Space In New Crow Holdings Project

I-35 Logistics Crossing in Lancaster

A 1.2M SF, two-building industrial park will be developed on a speculative basis by Crow Holdings Capital-Real Estate in Lancaster. Construction on both buildings will begin this May and be completed Q1 2018.

The center, called I-35 Logistics Crossing, will have two 611K SF cross-dock facilities near the the southwest intersection of I-35 and I-20 on the northwest corner of Houston School and Wintergreen roads. The project will have 36-foot clear heights, 185-foot truck courts and plentiful fenced trailer storage.

Strong industrial absorption and population growth make CHC-RE bullish on the DFW market, said Ben Doherty, Crow Holdings Capital-Real Estate’s head of industrial and self-storage investment strategies. 

Cushman & Wakefield’s Kurt Griffin and Nathan Orbin will oversee leasing.

Lancaster has a history of offering economic incentives, including property tax abatements, Griffin said. 

Architect Pross Design Group designed the building being constructed by FA Peinado. Halff Associates is providing engineering services for the project.

More than 1.5M SF of industrial space was absorbed in the southern Dallas sector in Q1 2017, according to Cushman & Wakefield research.
