This Week's Dallas-Fort Worth Deal Sheet

Younger Partners’ Hahn Franklin-Mitchell and JLL’s Zane Marcell and Dustin Volz inked more than 374k SF of industrial deals over the last few months. The deals are as follows:

  • 42k SF of light industrial at 500 South Belt Line Road in Irving sold by Industry Capital to a local private investor. The trio repped the seller.
  • 80k SF across three buildings at 801-805 East Avenue H in Arlington sold to C&L Partnership from Avenue H Partners. The trio repped the seller.
  • 145k SF across three buildings in Grandview sold by the team on behalf of Hangover Opportunity Fund.
  • 40k SF at 1100 Placid Ave in Plano sold to a private Austin buyer. Zane repped the buyer, and Heady Investments' Sayres Heady repped the seller.
  • 16k SF of light industrial at 4110 Cedar Lake Drive in Dallas sold by an out-of-state seller to a local private buyer. The trio repped the seller. Capstone Commercial's Scott Jackson repped the buyer.
  • 16k SF of warehouse space at 2561 Tarpley Road in Carrollton was sold to an out-of-state investor. The trio repped the seller. Minerva Realty's Chris Schilling repped the buyer.
  • 25k SF at 3221 East Randol Mill Road in Arlington sold to an out-of-state investor. Hahn repped the seller.

EXECS

Cushman & Wakefield acquired Irving-based EnSite Solutions. EnSite founder and president Toby Thomas will serve as Cushman & Wakefield’s senior managing director for critical environments, and will be based in Dallas. EnSite Solutions’ employees will join Cushman & Wakefield’s integrated facilities maintenance business and continue to be based in Dallas.

Westmount hired Kristie McBee as senior director of asset management. Kristie will oversee the asset and property management of Westmount’s office and industrial assets across the country. 

SALES

JLL’s Clay Smith, Mark Newman and Katie Carlisle brokered the sale of the 97k SF former John Roberts BMW retail property at 2536 Forest Lane in Dallas to Leo Griggs on behalf of AutoNation Luxury Imports. Mark Adame with Joe Adame & Associates repped the buyer.

Transwestern Dallas Multifamily Group closed on the 296-unit Residences at Midtown in North Dallas, the 265-unit Villas at Lake Worth in Fort Worth and the 216-unit Timberlodge in North Dallas.

Scarlett Realty Investors sold 11 acres at 3510 Boston Ave in Benbrook to BB Villas at Boston Heights Housing. Transwestern’s Jim Sager and Ben McBroom repped the seller.

Whitehead-Smith Investments sold nine acres at 12801 and 12775 Harmon Road in Fort Worth to Harmon Fund. Transwestern’s Lester Day repped the seller.

Watauga CS sold 74k SF at 5405 Watauga Road in Fort Worth to JRM Holdings. Transwestern’s Sarah LanCarte repped the seller.

The Vinnedge Building sold a 40k SF office building at 2100 North Main St and 108 Northeast 21st St in Fort Worth to LMC Properties. Transwestern’s Sarah LanCarte repped the seller.

Lighthouse For The Blind sold a 25k SF industrial building at 3328, 3332 and 3340 South Grove St in Fort Worth to Ingersoll Burleson Properties. Transwestern’s Jeff Givens and Todd Hawpe negotiated the transaction.

Ravi Randal Investments Group purchased the 27k SF Grapevine Mills Circle Shopping Center in Grapevine. Structure Commercial’s Eric Deuillet and Troy Morgan negotiated the sale with Manuel Ramon of Green Earth Realty.

Howell Properties sold 12k SF at 2901 Galleria Drive in Arlington to NP Arlington Industrial. Stream’s Matt Dornak and Luke Davis repped the seller, and Coy E. Garrett & Associates repped the buyer.

Venture Commercial Real Estate completed the sale of a single-tenant net-leased LA Fitness (pictured) that anchors Frisco Market Center. The company will maintain its lease on the 38k SF facility. John Zikos, Jonathan Cooper, Christopher Gibbons and Don Miller with Venture’s Investment Sales team repped the owner, Hermansen Land Development.

CiCi Enterprises leased 17k SF at Plaza 5601, 5601 Executive Drive in Irving. Transwestern’s Nathan Durham repped the landlord, CRE 5601. Stream’s Tim Terrell and Tyler Maner repped the tenant.

United Way of Tarrant County renewed 25k SF in the North Main Mercado building at 1500 North Main St in Fort Worth. Boxer Retail & Resorts’ Michael Pariza repped the landlord, Boxer Retail. JLL’s Todd Burnette and Matt Montague repped the tenant.

Jon Joy Reid signed a 15k SF industrial lease in Commonwealth Industrial at 3130 Commonwealth in Dallas. Transwestern’s Frank Jester repped the landlord, Clem Enterprises.

Gypsum Acquisition signed a 12k SF industrial extension at 1120 South Blue Mound in Saginaw with Cheyenne Leasing & Materials. Transwestern’s Sarah LanCarte repped the landlord.

Capital Distributing extended its 31k SF lease at 9119 John Carpenter Fwy in Dallas. Stream’s Jason Moser was the broker. 

DEVELOPMENT

American Tire Distributors is opening a 756k SF regional distribution center at Alliance Gateway 60, within AllianceTexas. Jackson Cooksey’s Adam Faulk and Ryan Browder repped American Tire Distributors. Tony Creme and Bill Burton repped Hillwood. The company is expected to move into the new building in early 2017.

FINANCING

Local ownership purchased the 160-unit Monterey Apartments in Irving. Old Capital provided the Fannie Mae loan. The borrower is implementing a green rewards program through Fannie Mae that rewards borrowers for investing in smart energy and water savings improvements for an interest rate reduction.

Alliance Architects was awarded a Tilt-Up Achievement Award from The Tilt-Up Concrete Association for Digital Realty’s 907 Security Row data center.
