Coworking firm Common Desk is expanding its Dallas footprint with plans to infill two floors at Trammell Crow Center in Downtown Dallas.

The office tower in the Dallas Arts District is dedicating two floors to the flexible office provider, with Stream Realty Partners helping Common Desk negotiate solutions for morphing its coworking concept into traditional office space.

Common Desk Trammell Crow Center will eventually occupy 52K SF across the seventh and eighth floors of the tower.

Pre-leasing activity is underway, Stream said Wednesday.

Most of the building’s eighth floor will serve teams of 15 to 100 employees by offering turnkey office suites along with rich amenities, including a coffee bar, a golf simulator, a speak-easy bar, conference rooms and a game lounge.

This is Common Desk’s ninth location in DFW — it announced a location in Richardson earlier this year.

The company's expansion is mirrored across the coworking industry in DFW; the segment grew 19% from 2017 to 2018. Flexible office is now 1.13% of Dallas' office product. That is far behind some other major metros — WeWork is now the largest tenant in New York City and in London, and flexible office accounted for 18% of all Manhattan office leases in 2018. But DFW is catching up fast as Common Desk and others gobble up spaces.

Stream Senior Vice President Sara Terry and Vice President Scott Sowanick are handling leasing and management services for Common Desk.
