Rockbrook Equity Buys Infill Industrial Tract In Great Southwest Submarket: The DFW Deal Sheet
A local investment group and developer purchased an infill site in a Dallas-Fort Worth industrial hub as part of an off-market transaction.
Rockbrook Equity LLC picked up a nearly 2.2-acre industrial-zoned tract at 2603 Arkansas Lane in Grand Prairie. The vacant land in the Lower Great Southwest Industrial District was sold by CNK-Solutions LLC.
"Infill land is highly sought after in GSW,” Bradford Commercial Real Estate Services Market Director Cade Navarro said in a statement. “It's hard to find industrial-zoned tracts that are for sale.”
Rockbrook Equity plans to use the site for build-to-suit with outside storage. It is located directly across the street from a project that Rockbrook redeveloped last year.
Bradford represented the seller, while Partners Real Estate’s Chris Wong represented the buyer in the off-market transaction.

NeuRock Capital purchased the 316-unit Trinity Heights multifamily property in Fort Worth from a Dallas-based investment company. Built in 1985 on nearly 13 acres, Trinity Heights is a gated-entry, 25-building property. Marcus & Millichap’s Al Silva and Ford Braly represented the seller and procured the buyer.

Newport Capital Partners bought the 168K SF Towne Crossing shopping center in Mesquite. Developed in 1985, Towne Crossing was 92% leased at the time of the deal and is anchored by a Kroger grocery store. Disney Investment Group’s David Disney and Adam Crockett represented the seller, Peco, and procured the buyer.

Holt Lunsford Commercial Investments acquired a 26.5-acre site in North Fort Worth for the development of Meacham 820 Crossing, a two-building industrial park. Located at the northwest corner of Old Decatur Road and Interstate 820, the site will total 238K SF.
Both buildings will feature 32-foot clear heights, dock-high loading and deep truck courts. The site also accommodates trailer parking and outside storage. Construction is expected to begin before the end of the year, with delivery targeted for the fourth quarter of 2027.

Dallas-based Younger Partners Investments sold the nearly 87K SF Shops at Prosper Trail retail center in Prosper to Phillips Edison & Co. Built in 2016 at the intersection of Preston Road and Prosper Trail, Shops at Prosper Trail was 100% occupied at the time of the transaction. JLL Capital Markets’ Adam Howells and Erin Myer represented the seller.

Broadmoor Plaza is anchored by Dollar Tree and Five Below and was recently renovated, with 100% occupancy at the time of the sale. BKM Capital Partners and German American Realty GmbH, a Cologne-based investment and fund manager, acquired Post & Paddock Industrial Park in Grand Prairie for around $11M. The 78K SF shallow-bay industrial park formerly known as 1000 Post & Paddock sits on 4.5 acres within the Great Southwest submarket. The three-building property is currently 83% occupied with a 1.7-year weighted average lease term. BKM’s Brett Turner and Charlie Farmer led the acquisition for the company. The sellers, PHP and CapRock, were represented by Eliza Bachhuber and Elliott Dow of CBRE National Partners.

Marcus & Millichap announced the sale of the 26K SF 7Up Lofts & Retail Redevelopment property at 2700 Live Oak St. in the Old East Dallas area to a local private investor completing a 1031 exchange. Marcus & Millichap’s Joe Santelli, Nick Fluellen, Chris Pearson and Bard Hoover marketed the property on behalf of the seller, an out-of-state REIT, and procured the buyer.

Advanced technology manufacturer Foxlink Group purchased Alliance Gateway 17 at AllianceTexas in Fort Worth. The company will establish a printed circuit board assembly manufacturing operation in the nearly 148K SF at 4600 Alliance Gateway Freeway. The facility will also support Foxlink’s surface-mount technology and final assembly, testing and packaging processes. Production is expected to begin in August.

Granite Towers Equity Group purchased the 229-unit Hathaway at Willow Bend multifamily community at 2525 Preston Road in Plano from S2 Capital Acquisitions. Newmark’s Richard Furr, Brian O'Boyle Jr., Brian Murphy and Jack Forman represented the seller, while the firm’s Brian Kochan and Michael Caglianone arranged acquisition financing on behalf of the buyer.
LEASES
Arbor Diagnostics Inc. renewed 28K SF of flex space in Westwood Business Park at 1801 Royal Lane in Farmers Branch. Bradford Commercial Real Estate Services’ Kyle Espie represented the landlord, PRE Westwood LLC.
CONSTRUCTION AND DEVELOPMENT
JVP Development and JLL broke ground on the first office building at The Mix, the Frisco mixed-use development. The 110K SF office building will be at 7725 Lebanon Road and is expected to be delivered in summer 2027. Arcadis is serving as architect, and AECOM Hunt is the general contractor for the office building. JLL’s T.D. Briggs and Blake Shipley are handling office leasing for the building on behalf of JVP Development.

An Ki Land Development LLC announced the 740-acre Wildhaven mixed-use development in Denton. Wildhaven will include around 150 residential estate lots, up to 500 multifamily units, a 120-bed hotel, two restaurants, a spa, commercial use and extensive recreational amenities. Development is being led by An Ki Land Development’s L. Michael Hersom, Devon Rushnell, Brad McCollum and Logan Breen.

Bonner Carrington and Sycamore Development opened the 160-apartment Cypress Creek Montfort Drive mixed-income community at 14119 Montfort Drive in North Dallas. The four-story building was built by Moss Construction, with Arrive Architecture Group serving as architect and Pape-Dawson as civil engineer. Bonner Carrington manages the community.
FINANCING
CBRE secured a $380.2M loan for the refinancing of a five-property, national multifamily portfolio on behalf of Crow Holdings. The 1,549-unit portfolio includes the Alexan Lower Greenville community at 5619 Belmont Ave. in Dallas as well as four other properties in Austin, Denver and Alexandria, Virginia. The financing was provided by AllianceBernstein and arranged by CBRE’s Andy Scott, Michael Cosby, Kris Lowe, Tom Burns and Bo Beidleman.

Pace Loan Group and Lone Star Pace closed on $22.5M in financing through Texas’ commercial property assessed clean energy program for Maranello Luxury Garages in Plano. The $73M project was supplemented by $36.2M from Crestline Management LP and Patmos Capital Partners. The 255K SF, high-end garage condominium development by developer Michael Holigan of Holigan Investments will consist of a two-story building with 80 units.

Cushman & Wakefield's Texas equity, debt and structured finance team arranged more than $95.7M in total financing for a 626-unit, two-property multifamily portfolio in the Houston and DFW metros on behalf of borrower Sundance Bay. The financing package consists of $76.2M in senior debt provided by Benefit Street Partners and a $19.5M mezzanine loan through CCL Capital.
The portfolio includes the 324-unit Grove East community in Humble and the 302-unit Rowlett Station in Rowlett. Rowlett Station is a Class-A, mid-rise community built in 2021 at 3601 Melcer Drive. Cushman & Wakefield's Chase Johnson and Caleb Riebe led the team on the transaction.

Newmark arranged refinancing for the newly delivered Oxenfree Princeton build-to-rent community in Princeton on behalf of a joint venture between Core Spaces and Harrison Street Asset Management. Oxenfree Princeton is a 408-home community completed in late 2025 along the U.S. Highway 380 corridor. Newmark’s Jonathan Firestone, Blake Thompson, Clint Frease, Travis Bailey and Josh Francis secured the financing, provided by GID.
