The Gettys Group, repped by Avison Young principal Phil Palmer, relocated its corporate HQ from 1 E Erie to 209k SF 55 W Wacker (above), purchasing a 14k SF office. The new space features ample video conferencing capabilities and improved technologies for the hospitality consultancy to communicate with clients worldwide.

Handi-Foil sold 147k SF 1234 Peterson Dr in Wheeling to Scannell Development Co. The industrial property is expandable up to 30k SF and has parking for more than 185 cars. CBRE’s Keith Puritz, Brett Kroner, Ryan Bain, and Zach Graham repped both parties in the transaction.

CBRE SVP Dave Prioletti repped AG Partners in the sale of the 40k SF production facility at 2620 White Oak Cir in Aurora to Canada-based label and print company Les Etiquettes. Transwestern’s David Friedland repped Les Etiquettes.

NAI Hiffman EVP Duke Botthof and VP Steve Sullivan repped Reliable Industries in the sale of the 17k SF manufacturing facility at 1920 Beach St in Broadview. Indian Joe Properties, repped by CBRE’s Dave Prioletti, purchased the building, now fully leased to custom closet designer Crooked Oak.

CBRE SVP Gregg Witt and EVP Kevin Clifton repped the American College of Chest Physicians (CHEST) in the sale of 3300 W Dundee Rd in Northbrook to the International Sanitary Supply Association. The property consists of a 26k SF multi-use facility and 89 parking spaces. The sale was completed a few days after CHEST moved into its new 48k SF global HQ and education center at 2595 Patriot Blvd in Glenview.

JCF Real Estate completed the sale of a 12k SF Fresenius Dialysis building, 2609 W Lincoln Hwy in Olympia Fields. Brokerage EVP Steve Chrastka teamed with Marcus & Millichap’s Bruce Harris and James Walsh in repping ownership; the building was purchased by a West Coast investment firm. JCF developed the property as a build-to-suit in 2004 on behalf of ownership and the tenant.

Sperry Van Ness Chicago Commercial’s Marcus Sullivan, Jim Martin, and Tim Rasmussen repped both sides in the sale of the former West Town Tavern, 1329 W Chicago Ave. The sellers were Drew and Susan Goss and the buyers were Lyle Aker and Anthony Potenza, owners of Three Aces in Little Italy. The new restaurant will highlight Italian cuisine from executive chef Matt Troost. Marcus also repped the seller of Frog and Snail (above), 3124 N Broadway, and Jim repped the buyers, partners Caryn Struif and Giuseppe Scurato. The buyers will relocate Ceres’ Table (formerly in Uptown) to the Lakeview space this spring.

Marc Realty Residential paid $1.06M for a 20-unit apartment building at 5135 S Drexel in Hyde Park. Building Equity RE’s Dan Rosenberg and Peter Lynn co-brokered the REO sale with Shai Town Realty Group’s Shai Wolkowicki. The seller was United Central Bank and the building was in foreclosure for more than five years. Looking to create a stronger presence at UChicago, MRR also bought 40-unit 5432 S Woodlawn late last year.

JCF Real Estate was named court-appointed receiver and/or manager on seven additional properties throughout the Chicago area, and recently disposed of $4M worth of bank-owned properties on behalf of several lenders. The new properties include medical office, industrial, commercial, office, and multifamily. The dispositions, completed by JCF EVP Stephen Chrastka, included 50 multifamily units, a mix of retail and land, and 50k SF of industrial.

LEASING

55 E Monroe (above), owned by GlenStar Properties and Walton Street Capital, signed three new tenants: Best Imaging Solutions, repped by Avison Young’s Jim Kerrigan, took 16k SF of the subgrade office and retail concourse level; ACCIONA, repped by Cushman & Wakefield’s David Findling and Eric Sorensen, signed a 16k SF lease on the 19th floor for its North American HQ; and Getty Images, also repped by David at C&W, signed on for 15k SF.

Podolsky|Circle CORFAC International principal Steven Podolsky repped Wurth Baer Supply Co in the lease of a 49k SF industrial facility in the Centex Industrial Park, 1300 Morse Ave in Elk Grove Village. Colliers’ Matthew Stauber, Thomas Rodeno, and Jonathan Kohn repped the landlord, Colony Realty Partners.

Prologis leased 33k SF at 1947-1953 Delaney Rd in Gurnee to International Precision Components Corp. CBRE’s Keith Puritz, Brett Kroner, Ryan Bain, and Zach Graham repped both sides in the deal.

Next Realty completed leases totaling more than 9,300 SF at three of its shopping centers in the Chicago area. At 33k SF Oak Lawn Promenade it signed: Vitamin Shoppe for 3,000 SF, Penny’s Bistro for 1,603 SF, and Loya Insurance for 960 SF. Next also completed a 1,800 SF lease with The Chicago Center for Myofascial Pain at 30k SF Nagle Plaza (Devon and Nagle) and a 2,000 SF lease with Domino’s Pizza at 21k SF Gappie Shopping Center (35th St and Martin Luther King Jr Dr).

CBRE SVP David Prioletti assisted One2One Communications in the relocation of its facility at 760 S Wolf Rd in Wheeling to a free-standing building at 900 Asbury Dr in Buffalo Grove. Avison Young’s John Hauser repped ownership in the long-term lease.

NAI Hiffman VP Adam Johnson repped Bluff Point Center in the long-term lease of a 4,400 SF office space to Intertek USA, located at 40k SF 1404 Joliet Rd (above) in Romeoville. Colliers’ Kelly Joyce repped Intertek USA.

CONSTRUCTION & DEVELOPMENT

The Opus Group completed a new grocery-anchored development, The Fresh Market Center, on East Roosevelt Road (between South Lorraine and South Lambert) in Glen Ellyn, and a 2,230 SF lease has been signed with Firehouse Subs (Mid-America repped Opus). The development is anchored by a 24k SF The Fresh Market and other tenants include Great Clips and Tide Dry Cleaners.

EXECUTIVE MOVES

DTZ appointed Adam Stanley as global CIO, responsible for the firm’s global technology systems and infrastructure. The 20-year industry vet was previously global CTO and global CISO for Aviva PLC in London. He holds an MBA from Wharton and earned his BS/BA from WashU in St. Louis.

Annie Welsch joined the landlord leasing team at Avison Young as VP. She was previously a leasing associate in MB Real Estate’s downtown agency practice group. In her new position, Annie will be responsible for all aspects of agency leasing, including development of marketing and leasing strategies for the firm’s existing portfolio of buildings.

SomerCor 504 added Carlissa Dunteman as VP to further expand the firm’s SBA 504 loan portfolio within the Fox River Valley region. She spent the last three and a half years at Associated Bank and was also with Wells Fargo for five years.

Studley promoted Scott Merz to associate director. He joined Studley in 2012 as assistant director, with a background in real estate consulting and analysis for corporations, not-for-profits, and national law firms, and over 1.7M SF in real estate transactions. He was previously with The John Buck Co for eight years.
