Construction, Architecture, and Development

Leopardo  completed a $4.3M, 22k-SF renovation for the Chicago office of international law firm Jones Day. The two companies worked over 24 weeks in multiple phases to renovate the executive conference floor at 77 W. Wacker Dr. The renovation included 15 new or updated meeting rooms, five administrative offices, and a cafe break room. Leopardo served as GC, with Gensler as architect.

Five new healthcare projects totaling more than 130k-SF are now being built by Leopardo  in Naperville, Arlington Heights, Itasca and Chicago . . .

CityGate Dermatology: a 12k-SF build-out of a dermatology and plastic surgery suite for DuPage Medical Group in Naperville?s CityGate Centre. Opening this month, the facility will feature eight procedure rooms, 12 exam rooms, and a photodynamic therapy room. Eckenhoff Saunders is the architect.

An 80k-SF office headquarters in Itasca for Gift of Hope, an organ and tissue donor network. In addition to general office space, the facility will feature three operating rooms. The architect is Stromsland and DeYoung

At Northwest Community Hospital: build-out of a 12k-SF new neonatal intensive care unit space on the top floor of the south building in Arlington Heights. The NICU will feature 20 new special-care private nursery rooms and is expected to open in the Spring of 2010. 

The fourth floor clinic space of University of Chicago Comer Children's Hospital. The $16M, 24k-SF project will deliver almost 40 new rooms for examinations, procedures, testing and radiology.Proteus Group is the architect.   

At Swedish Covenant Hospital: remodeling the first floor of a two-story building on the Chicago campus. The space is being built out for a new physician group?s office with five exam rooms. In addition to the medical interiors, Leopardo is constructing a new front entry, canopy, walks and ramps, as well as installing new landscaping.

Morgan / Harbour Construction has been selected to construct three medical office suites totaling 13k-SF for the Silver Cross Medical Office Building  on the Silver Cross Replacement Hospital Campus at 1870 Silver Cross Blvd in New Lenox.

  • In the first build-out, it will complete a 4k-SF project for the Spectrum Eye Institute. The construction will include optical suites, examination rooms and a waiting area as well as a lab/tech area, a visual field and nursing stations.
  • The second build-out will be a 5k-SF space on behalf of Partners in Obstetrics and Women's Health. The suite will feature examination rooms, procedure rooms, waiting areas and nursing stations.
  • Finally, it will complete a 5-SF build-out for Advanced Eye Care. The project will include lab/tech space, a laser center, an optical showroom and exam rooms.

Summit Design + Build, LLC has been selected as design/build general contractor for 1033 W. Van Buren Street, an 89k-SF, 7-story heavy timber warehouse building that will be converted into a modern loft office building in Chicago?s West Loop. SSK Partners  is the owner/developer of the project. Summit's Mark Heffron, and Erik Hauser  will be responsible for the on-site construction. MRSA Architects and Planners is providing architectural services. ChicagoBroker.com's Chris Rogala is the exclusive marketing agent for the project.

Leasing

Arthur J. Rogers & Co.'s Chris Zannis  completed a 5k-SF flex space lease to Midwest Wholesale, LLC in Schaumburg. Midwest Wholesale, a tobacco and cigarette distributor, is expanding from Mississippi to the new facility at 635 E. Cooper Court. GVA Chicago's Mark Deady and Greg Wernisch of GVA Chicago represented building owner Bartco, LLC, the building owner.

Morgan Realty Partners' Bill Waliewski  has completed a 15k-SF lease renewal and expansion for Gycor International within Woodridge Commerce Centre. The 147k-SF incubator industrial complex is owned by Principal Real Estate Investors. Gycor, a food shortening filtration specialist, has renewed 10k-SF and leased an additional 5k-SF. Bill represented the owner of the Centre, West Bond International LLC, and Lee & Associates Jeff Janda represented Grycor.

Inland Real Estate Brokerage, Inc.'s Doug Tarr negotiated an early lease renewal for the 3k-SF corporate headquarters of Flood Brothers, Inc., a waste disposal company at 17W695 Butterfield Road in Oakwest Office Plaza in Oakbrook Terrace. The lessor was Dan Development..

Op2mize, LLC  negotiated a lease renewal at 3501 Corporate Drive in Joliet totaling 178k-SF to Ecolab, Inc. The tenant has anchored the 408k-SF industrial facility since 2004 and has a primary manufacturing facility located nearby. Op2mize's Geoffrey Kasselman, and  Daniel Dakhil  were the listing brokers on the property. Ecolab was represented by Korman Lederer Associate's Patrick Lederer,  in conjunction with Jackson Cooksey's Ken Boyd.

The Chicago office of Polsinelli Shughart PC has signed a 15-year lease for space in the 161 N. Clark Building, also known as the Chicago Title and Trust Building. It will occupy the entire 42nd floor and part of the 41st. The new location doubles the amount of space for Polsinelli Shughart to 29k-SF from its current location at Two Prudential Plaza. Grubb & Ellis' Tom Tunnicliff  repped the law firm. Polsinelli Shughart has hired Chicago architectural firm Whitney Architects to build out the space.

Transwestern has completed a seven year, 18k-SF new lease transaction at 125 South Wacker Drive for WH Trading, a proprietary trading firm. WH Trading was seeking to triple the size of its office space and move to a more premier location in Chicago?s CBD. Transwestern's Tony Karmin and Corby Marx repped WH Trading in the new lease transaction. Tishman Speyer's Samuel Schaefer  represented the landlord.

Associated Agencies  has signed  a 10-year lease renewal for 24k-SF at Continental Office Towers, 1701 Golf Road in Rolling Meadows. Transwestern's Tony Karmin  represented Associated Agencies, while Transwestern's Joseph Stevens, Fred Ishler and Julie Mertens represented landlord Prime Group Realty Trust.

People

Valentine Ecker  has joined the Chicago offices of Howard Ecker + Company  as a tenant representative. Valentine specializes in representing corporate tenants looking for office space as well as assisting them in the renegotiation of their current lease commitments. Her focus at Howard Ecker + Company will be representing medical practices.

Sales

Jones Lang LaSalle and the United States Postal Service announced that the Geneva Post Office is on the market. JLL will market the historic post office to potential users or investors.  Located at 26 S. Third Street, it has 5,700 SF on the main floor and approximately 5,500 SF of basement space. Leading the Jones Lang team on this assignment are Jeff Gittelman  and Conor Mullady.  The Postal Service will seek to lease a smaller location in downtown Geneva once the sale is final.
