Paine/Wetzel • ONCOR International's Michael Nelson and Mark Nelson sold a 24k SF industrial building at 340 N. Sacramento for $784k. The buyer, Martinez Seafood and Produce, plans to make a significant investment to finish the building as a food-grade,freezer/cooler facility. Construction will begin immediately by builder Summit Design Build. Completion is scheduled for 2011. The Nelson Brothers repped the seller, John Cocomise, while Chicago Brokers'Frank Fernandez  represented the buyer.

Finance


Triad Senior Living has refinanced the Waterford Estates retirement community in Hazel Crest. The 254-unit independent and assisted living property is managed by Triad and owned by Affordable Community Housing Trust – Epsilon. The property is one of Waterford's larger assets and was financed for more than $20M.

 

Executive Moves


Stephen Skok has joined the Chicago office of HFF as a managing director in the debt placement group. Stephen will focus on originating debt, equity, and structured-finance transactions throughout the Midwest. He has more than 23 years of commercial real estate industry experience and most recently worked for  Jones Lang LaSalle. Prior to JLL, he held positions at Cohen Financial,Lincoln Property Co., and CBRE.

Janice Sellis has joined Transwestern's Chicago office as a director with the firm's investment sales group. She will rejoin director Paul Barile (they partnered at HFF) to focus on retail investment sales in the metro Chicago area and other Midwest markets. As an HFF director, Janice specialized in retail investment sales of grocery-anchored, lifestyle, power and community centers. She earned a bachelor's degree from College of Charleston.

 

Leasing


J.F. McKinney & Associates has been retained as the exclusive leasing agent for two office buildings in the Cantera development in Warrenville. Cantera I and III were purchased from BP  by a partnership of Chicago-based M&J Wilkow and CarVal Investors in June. The campus is scheduled to be redeveloped as corporate HQ space, available for an April 1, 2011 move-in date. Cantera I is located at 28100 Torch Pkwy. and offers 204k SF; the adjacent Cantera III 4101 Winfield Road includes 167k SF.

ACE USA  has renewed its lease at 525 W. Monroe St. through June 2022 and is relocating into new space consisting of 60k SF. ACE USA has occupied space in the building since 2000. The 25-story, 905k SF building is operated by Tishman Speyer on behalf of a partnership with the Crown family.

MB Real Estate's Boris Yelyashov and Andy Davidson represented Urban Retail Propertie s in a 17k SF long-term lease on the 24th floor at 111 East Wacker. The retail and mixed-use development firm will be relocating its offices from 900 North Michigan in the fall. J.F. McKinney & Associates represented building owner Parkway Realty Services in the transaction.

Marc Realty's Michael Wolfson repped Kopecky Schumacher & Bleakley  in a 10k SF long-term sublease at 203 N. LaSalle St. KS & B relocated this month from 190 S. LaSalle St., where it occupied approximately 7k SF. The sub-landlord, DLA Piper, was represented by Transwestern. Michael and Benjamin Moss also recently represented Latino Policy Forum in a 3k SF long-term lease at 180 N. Michigan Ave. Latino Policy Forum moved in Aug. 1.

Sales


Inland Real Estate Brokerage's Bob Edmiston brokered the sale of two six-flat apartment buildings located in the Hamilton Court apartment complex near the Golf Road  corridor in Des Plaines. The properties, which taken together include 10 two-bedroom and two one-bedroom apartments, were fully occupied and producing income at closing. Bob repped both the buyer and the seller in the transaction. The properties were sold for for a total of $1.2M.

 

Construction and Design


HOK  completed Greenway Self-Park, an 11-story energy-efficient parking garage located in the River North neighborhood. This structure is pursuing LEED-Certification from the USGBC.Friedman Properties developed the project, which includes a cistern rain water collection system, electric car plug-in stations, and an array of vertical wind turbines. The ground-level floor of the garage is reserved for retail space.

LG Development Group and Hartshorne Plunkard Architecture have broken ground on  Row 2750, a luxury row home and condo development at 2750 N. Lakewood in Chicago's Lincoln Park neighborhood. The project will include 11 townhomes, with two to five bedrooms and one to three garages, starting at $699k.
