The Real Estate Investment Association welcomed Bryan Cave'sDan Cullen, Hines' John McDermott, and JMB Financial's John Pascal to a panel at Maggiano's Thursday. Dan says his law firm has increasingly seen clients looking to reorganize their capital stack by getting rid of bad assets and acquiring better ones. John McDermott says we already saw capital return to quality assets as early as 2009, but it's still only focused on the top eight or nine cities. John Pascal says he's seeing equity jump back in off the sidelines for discounts as well as quality assets.

We snapped Pircher Nichols and Meeks' David Pezza and Marc Benjamin loading up on some breakfast. Marc says they closed two deals on Dec. 30. The first was for a shopping center in California, the second was the sale of a Holiday Inn in Naperville near I-88, which will close and be renovated into a Radisson next year.
