Block 37 Auctioned; The Deal Sheet
Block 37 is like a big hot potato—someone's going to end up with it, but it's not exactly in high demand. Yesterday, a total of two bidders registered for the property auction and just one actually bid, Sheriff's office spokeswoman Liane Jackson tells us.

Bank of America was the winning bidder, buying the property for$100M. It was valued at $206M and BofA already holds the construction loan. The developer, Joseph A. Freed & Associates, declined to comment on the sale. BofA originally tried to foreclose on the property in October 2009.

MB Real Estate's Gary Denenberg repped the building owner, The Chetrit Group, in two leases totaling more than 120k SF at One North Dearborn. Law firm Pierce & Associates signed a lease renewal and expansion for 80k SF and was repped by UGL Services'Steve SchneiderThomson Reuters (Healthcare) signed a new lease for 41k SF on the 14th floor, repped by Cushman & Wakefield'sSteve Holmberg and Ned Franke.

Inland Real Estate Corp has signed four new leases at Algonquin Commons in Algonquin. rue21 signed a lease for a 5,204 SF store, Sylvan Learning Center signed lease for 1,640 SF, Gordman's picked up 48k SF, and Charming Charlie took 10k SF.

HSA Commercial Real Estate's Michael Havdala and Kelsey Blindtrepresented a subsidiary of Blue Vista Capital Management, the owner of 310-330 Army Trail Rd in Carol Stream in a 42k SF lease toAmerican Sale. The home recreation retailer will take 33k SF space formerly leased to Bassett Furniture as well as the building’s 8,987 SF eastern end-cap. American Sale was repped by Mid-America Real Estate's Joe Herron. HSA's Tim ThompsonPaul Broderick, andBrad Borkowski are marketing the remaining 6,090 SF of retail space and 46k SF of warehouse space in the building.

AlphaMetrix Group expanded and renewed its least at 181 West Madison St. The firm will occupy 40k SF on the 33rd and 34th floors. Cushman & Wakefield's Frank Franzese and Steven Bauer repped AlphaMetrix Group. MB Real Estate's Gary Denenberg represented the building.

PDS Transportation leased 31k SF at 3701 Illinois in St. Charles. Cushman & Wakefield's Michael Hawryluk represented landlordCabot Properties in this long-term lease. Newmark Knight Epic'sMichael Marconi represented the tenant.

DuPage Habitat for Humanity leased 21k SF at 869 S Route 53 in Addison. This location will support its ReStore resale outlets, which sell donated, reusable, and surplus building materials to the public. Cushman & Wakefield's Michael Hawryluk represented the landlord,Cabot Properties. Grubb & Ellis' Rich Antczak represented Habitat for Humanity.

Collins Engineers has signed a long-term extension of its 20k SF HQ lease at 123 N Wacker Dr. JLL's David Miller repped the tenant. J.F. McKinney's Andrea Saewitz represented building ownership. The new lease allows the company to consolidate its space— previously split between two levels of the building—onto one floor.

Binder & Binder leased 12k SF on the fifth floor at 209 West Jackson Blvd. They are relocating from 33 North LaSalle St and tripling the size of their previous office. Cushman & Wakefield'sFrank Franzese and Steven Bauer. M&J Wilkow's Jack O’Brienrepresented ownership.

Construction News

Leopardo completed the new 53k SF medical office HQ forBarrington Orthopedic Specialists and Sports Medicine at 929 W Higgins Rd. The medical office building will house Barrington Orthopedics’ full-service practice with physical therapy, work hardening, work conditioning, MRI, and physician offices. The building envelope was built of precast concrete wall panels featuring brick liner. The second floor includes a procedure room with recovery bays as well as a 1,400 SF conference center. The project was completed in less than 11 months. Arete-Knight, a division of Knight E/A, was the architect.

Reed Construction has completed 60k SF of spec suites at 500 W Madison on behalf of MB Real Estate. The spec suites on the 24th, 26th and 31st floors are now available for lease and include executive offices and open work areas. Reed Construction's Michael Tenuta was the project executive and Jason Gunderson was the project manager. Architectural services were provided by Baumann Studios.

Morgan / Harbour Construction Co has been selected to complete a 48k SF interior build-out for TricorBraun at 2175 Internationale Pkwy in Woodridge. Morgan / Harbour will complete the renovation of the interior of the warehousing facility, including 6,000 SF of office space, by spring 2011. Morgan / Harbour's Warren Seil is the project executive. Cornerstone Architects is the architect.

Finance News

Ablum Brown and Co's Tom Ablum and Drew Reynolds arranged a$16.2M CTL loan for a 135k SF single-tenant office building in Royal West Palm Beach, Fla. The asset was constructed in 2009 as a build-to-suit project for the US Government’s USCIS department and has 13 years remaining on the original lease. The borrower is South Florida Federal Partners.

Sales News

The Boulder Group's Randy Blankenstein and Jimmy Goodmansold a single-tenant net leased Wendy’s property located in Midlothian for $685,000. The 3,000 SF building sits on a 36k SFparcel. The buyer was a private individual investor based in Illinois and the seller was a private Midwest partnership.

Executive Moves

Cody Sundberg and Rawly Lantz have joined Bradford Allen’s Downers Grove office as managing director and director respectively. They were previously with Cawley Chicago Commercial Realty and will focus on agency representation in the suburban Chicago market. The duo also brings two significant agency projects to the firm, theOak Creek Center of Lombard and 950 Warrenville Rd in Lisle.

Steve and Anton will be directly responsible for preparing estimates and proposals, purchasing trades, drafting and negotiating trade contracts, managing field activities, coordinating shop drawings, and overseeing design related issues. Steve was previously with Power Construction. Anton worked for Leopardo Cos.
