Verizon Signs 60K SF Office Lease With SJP In Howard County

St. John Properties has landed a tenant for more than half of the office portion of its mixed-use development in Howard County.

Verizon has signed a 61K SF lease in the four-story, 100K SF office building at 10170 Junction Drive within the Annapolis Junction Town Center, a transit-oriented development adjacent to the Savage station on the Camden line of the MARC transit system, as well as Maryland Route 32.

When the brick-and-glass office building is complete in April, it will contain a Baltimore Coffee and Tea Co. location that will serve drinks as well as breakfast and lunch food. The office space will be split into 25K SF floor plates.

In addition to the under-construction office building, Annapolis Junction also contains a recently completed apartment building called The Residences at Annapolis Junction, consisting of 416 rental units, 5K SF of retail and a 700-space parking garage. Still to come are a 150-room hotel and 14K SF of additional retail.

SJP is co-developing Annapolis Junction with Somerset Construction Co., and represented itself in-house for the Verizon lease. Verizon was represented by a CBRE team made up of Amy Perlman, David Fields and Alec Mitchell. Verizon is the second major office lease SJP has landed in the Baltimore suburbs since the start of 2018, after signing Stanley Black and Decker to a 77K SF lease at its Greenleigh at Crossroads development in White Marsh.
