North DeKalb Mall's Rebirth Goes Before Regional Planners

North DeKalb Mall's massive makeover is taking its first steps.

Florida-based Sterling Organization has filed regional impact plans with the Georgia Department of Community Affairs to evaluate the redevelopment of the more than 600K SF mall off North Druid Hills Road and U.S. 78.

According to the Development of Regional Impact filing, Sterling plans to transform the mall into a mixed-use destination with 360K SF of retail and restaurants, 50,400 SF of office, a 150-room hotel and 500 apartment units called Decatur Landing. The mall already is home to Burlington Coat Factory, Marshalls and AMC Theatres. But Costco is looking to anchor the redevelopment, Decaturish reported.

While the mall has lost tenants over the years, the trade area is a strong one, with more than 100,000 residents within 3 miles earning an average household income of $86K/year, according to Sterling. North DeKalb Mall also is within striking distance of Emory University. The project could deliver by 2021, according to the DRI.
