Today we offer you a first peak at the newly released plans for Regent Partners' 3330 Peachtree building. The firm, with its partner Pope & Land Enterprises, purchased the former American Intercontinental University building earlier this year.
Regent's David Tennery shared with us the rendering of what could become of the 60k SF building in the heart of Buckhead. (We hope transparent cars are part of the package.) He confirms the developers intend a mixed-use project with an emphasis on the office component (with as much as 150k SF) and street-level retail. Maybe. ?We haven't ruled a hotel out either,? David says. See if you can get him on the record when David is a panelist this Friday atBisnow's The Future of Buckhead event at the Ritz-Carlton Buckhead (sign up here).
David says that any new developments in Buckhead—where five new towers went up on spec in the last cycle—will only happen asbuild-to-suits or with a significant preleased tenant (70% of the space, at least). The momentum in Buckhead is still there, ?albeit at a different level that in the past.? Does that mean that another five new towers on spec is a thing of the past? ?God, I hope so,? he says. ?The depth and pain of this cycle has tempered exhuberance to more a reality.?
