NJ-based Fairbridge Properties has purchased two Loudoun County office buildings, totaling 151k SF, from Bavar Property Group for $17.75M.

Ridgetop II and III, at 21641 and 21575 Ridgetop Circle (above) in Sterling, were built in 2001 and 2008, respectively. The offices sit near the future Route 606 Metro station, part of the Silver Line's Phase 2.

The buildings are 86% leased, with Neustar, Constellation Software and the Loudoun County government as tenants. Fairbridge plans to upgrade and market the remaining 21k SF

“These buildings are a perfect fit for our growing portfolio,” Fairbridge Properties’ founder and managing partner Dmitry Gordeev said in a statement. “Ridgetop II and III are ideally situated in a top-performing submarket with a rapidly growing population and access to a highly educated workforce.”
