JBG Smith Moving Forward With New Office Development Near HQ2

JBG Smith continues to accelerate its development pipeline in the area around HQ2, with the latest project representing the first new, non-Amazon office building. 

The developer announced Monday it filed plans with Arlington County for a nine-story building with 235K SF of trophy office space and 5K SF of ground-level retail at 101 12th St. South.

The building is planned to include amenities such as a fitness center and terraces on the first and ninth floors. JBG Smith says it will also provide community benefits including a new park. The property sits at the intersection of 12th Street South and Crystal Drive, less than a half-mile from the Crystal City Metro station. 

The submission comes after JBG Smith filed plans last month for the 2.6M SF redevelopment of five multifamily buildings and one office building in the National Landing area. It also filed plans in July for nearly 1,000 new multifamily units at the RiverHouse community. Additionally, it plans to begin construction next year on 750 new multifamily units across two high-rise towers at 1900 Crystal Drive. 

JBG Smith is also partnering with Amazon on the development of its second headquarters, which is moving through the entitlement process. And it is currently constructing its Central District Retail project, consisting of 130K SF of retail anchored by Alamo Drafthouse.  

"The various development opportunities that JBG Smith has submitted to Arlington County over the last year will work in tandem to create a more robust, 18-hour environment in National Landing," JBG Smith Executive Vice President Bryan Moll said in a release. "The building at 101 12th St. is an important piece of the larger transformation, and we look forward to working with the county to refine our proposal."
