Lerners Return To Tysons

They started foundation work two years ago, but held back. Now, the Lerners are full throttle with construction at 1775 Tysons Blvd, aiming for late 2015. In front of sunny but cold skies last week (at least they were inside), we snapped the Cushman & Wakefield team of Brian Tucker, Moe Hamilton, and John Dragelin, charged with leasing up the 18-story, 476k SF tower. (1775 Tysons is across the street from C&W's new 1800 Tysons digs.) Brian tells us it'll be Tysons first LEED Platinum building ("the healthiest in Tysons"). He also says the flexible (30k SF) floor plates and direct access to an amenity base including nearby Tysons Galleria should appeal to a wide array of tenants.

It's not only the location and building finishes that could attract anchor tenants, according to Moe. "Lerner has always been a pioneer of the tenant experience," he says, adding that high-quality fitness, dining, and conferencing options will be a part of 1775 Tysons. Elsewhere in Tysons II, the guys tell us Lerner could get started on a residential tower (at the corner of Rt. 123 and Galleria Drive) in the near future.
