16 Things You Need to Know This Morning

Newly Named 'Carlyle Tower'

EagleBank provided the post-acquisition and redevelopment funding for 2461 Eisenhower Ave, a mixed-use office and retail property totaling 360k SF and 2425 Eisenhower Ave, a retail development pad that can accommodate 7,800 square feet. This area, slated for redevelopment into a live/work/play town center, is located across the street from the NSF’s new HQ and the Eisenhower Avenue Metro Station om the Yellow Line. 2461 Eisenhower—to be rebranded “Carlyle Tower”—is a 14-story, 335k SF office building that also includes 24k SF of single-story retail that “wraps” the office building and contains seven restaurants, along with Starbucks. The office building is currently “gutted” and in shell condition and will plan to undergo a 15-month transformation into a Class A office building. The renovation is expected to be completed in early 2017. Rubenstein Partners closed on the property last September.
