New Details Emerge On Ellis And MRP’s 965 Florida

Sherman Avenue LLC, a partnership of MRP Realty and Ellis Development, unveiled more details on the planned 400k SF Whole Foods-anchored development at 965 Florida Ave NW.

New filings with the DC Zoning Commission provided another look at the partnership’s plans for the development, including a 51k SF Whole Foods anchoring a U-shaped building with 343 parking spaces and up to 160 bicycle parking spaces. The residential component will include both market-rate and affordable apartments, and offer amenities including a central courtyard, a rooftop pool and a rooftop community garden.

MRP and Ellis are planning to spend about $3.4M on various community initiatives as the project comes to life, the Washington Business Journal reports. That includes about $1.5M to construct a private extension of Bryant Street NW. Additional benefits will include $750k to redesign the intersection of Florida and Sherman avenues, and $250k for streetscape improvements.

The District has agreed to sell the project site to the partnership for $1.4M. 965 Florida will head to the Zoning Commission for approval on June 6. [WBJ]
