Sneak Peek At Douglas Development’s Huge Plans For Northeast DC

Douglas Development is planning another massive mixed-use development just blocks away from the developer’s Hecht Warehouse District in Northeast DC.

The company controls, mainly through contracts, a 15-acre triangular site in the Ivy City neighborhood bound by New York Avenue, Montana Avenue and Bladensburg Road NE. Douglas plans to transform the site into a mixed-use development, known as NewCityDC, that will be even larger than the massive Hecht project, the Washington Business Journal reports.

Early plans call for 550k SF of retail, 200 apartments, a 108-room hotel and 2,800 parking spaces. Also included in the initial site plan are a large pedestrian plaza, three pocket parks and an extension of 17th Street NE. Antunovich Associates, which previously worked with Douglas on the design for Hecht, has been tasked with design for NewCityDC, which will come in at roughly 1.5M SF.

No word yet on a time frame for the project, but Douglas has started actively marketing to prospective tenants. This is just the latest project announced by Douglas, one of the District’s most active developers. Among the projects in the company’s pipeline is a Harris Teeter-anchored mixed-use project in Shepherd Park. Douglas principal Norman Jemal will surely discuss NewCityDC at Bisnow's Northeast DC event next month.  [WBJ]
