Phase 2 Of MRP’s Rhode Island Center Redevelopment May Include High-End Multiplex

The proposed massive redevelopment of the 13-acre Rhode Island Center in Edgewood is inching towards the end of the review process, but a new wrinkle has been added to the mix for Phase 2 of the project.

MRP Realty, along with Sandrock LP and landowner B & R Associates, has plans in place for a seven-phase project that will span six blocks, and include 1,500 residential units and as much as 250k SF of retail and commercial space. The team is in talks to bring a high-end theater, which would be constructed as a stand-alone, to Phase 2, the Washington Business Journal reports.

There’s no word on which theater chain the group is in discussions with, but it’s slated to be a nine-screen multiplex with table service. High-end theaters are becoming more prevalent in the DC area, with chains such as Angelika, Landmark and iPic having a presence.

Phase 1 is set to begin in 2017, and will include three buildings totaling 412 units and about 60k SF of retail. The Rhode Island Avenue Center is the latest in a string of major projects for MRP, which has a knack for developing in up-and-coming areas. [WBJ]
