Turns out Forest City’s Yards was just the beginning of DC’s waterfront transformation beyond Nats Park. A developer is awaiting approval of a large mixed-use PUD that pushes the boundaries well past the now booming Blue Jacket Brewery at 3rd St SE, all the way to 13th and M, on the other side of the Navy Yard.

Cohen Siegel Investors is seeking approval to build 218 apartment or condos in a 10-story building just steps from the water, according to UrbanTurf.com. (In four phases, eventually it would be three buildings, 673 units, 10k SF of retail, and a dog park. Gotta have that.) The development will continue the dramatic reimagining of old industrial sites into a vibrant and wildly growing Capitol Waterfront neighborhood. Think of it as a sort of U Street along the water.
