FOR LEASE: Progress Labs At Center 85 Aims To Bolster Frederick, Maryland’s Biotechnology Industry

Introducing Progress Labs At Center 85, a new life sciences and industrial development that aims to further cement Frederick, Maryland, at the forefront of research, manufacturing and innovation.

Progress Labs At Center 85 consists of five buildings, two of which are available for sale and lease: 4930 and 4931 Executive Court South. Building One, 4931 Executive Court South, totals 116.8K SF, and Building Two, 4930 Executive Court South, stands at 86K SF.

ABOUT THE ASSET

Tenants in today’s growing life sciences market want sophisticated facilities that give them the ability to customize their workspaces to unique specifications — in addition to a prime location and proximity to highly desired amenities such as dining options, housing and retail. Located near the heart of downtown Frederick, Progress Labs At Center 85 goes above and beyond tenant expectations.

Building One at Center 85, a highly desirable property primed for biotechnology companies eager to join the Frederick life sciences scene, is equipped with substantial base upgrades as well as a flexible layout configuration that can be altered to cater to biomanufacturing build-outs or traditional warehouse users. The building features include 31 dock doors, 28K SF of raw space storage, 3,000 amps of building power, 47K SF of cleanroom for final assembly and nearly 18K SF of office space.

Building Two offers potential tenants move-in-ready biomanufacturing space that is ready for lease or sale at below replacement costs. Similar to Building One, Building Two is equipped with 18 dock doors, 30-foot ceiling height and generous HVAC capacity, offering scalable cGMP production as well as warehousing and distribution capabilities. The building also features an 18K SF office and conference space.

Brad Benna, director of leasing at Matan Cos., the developer of Center 85, said biotechnology manufacturers looking to establish presence in one of the nation’s hottest life sciences markets will find the Progress Labs At Center 85 to be an exceptional fit.

“Given the continued significant headwinds associated with the capital markets and the financing needed to produce a building of this caliber, 4930, or Building Two, is a perfect fit for life sciences tenants in the surrounding regional market and also appeals to a national and international audience,” Benna said. “Being truly plug and play at a significant discount to replacement cost but still with today’s cutting-edge technology and infrastructure, the offering really stands apart as a one-of-a-kind opportunity.”

ABOUT THE NEIGHBORHOOD

Frederick is located at the top of the I-270 corridor, one of the nation’s largest bioscience hubs. The city is home to more than 80 leading biotechnology companies, including AstraZeneca, Fisher BioServices and Pfizer. Fort Detrick, a U.S. Army installation that conducts vital bioscience research, is also located in the city and houses five cabinet-level federal agencies: the Department of Defense, the Department of Agriculture, Department of Veteran Affairs, Department of Health and Human Services and the Department of Homeland Security.

Nearly 83,000 people live in Frederick, making it one of Maryland’s largest cities — situated approximately 50 miles from Washington, D.C., Baltimore and Northern Virginia. Northern Virginia’s Ronald Reagan Washington National Airport and Baltimore’s BWI Thurgood Marshall Airport each sit about an hour’s drive away. Other major transportation routes include U.S. Route 15 North and Interstate 70.

In addition to the highly amenitized downtown center of Frederick, tenants of the Progress Labs At Center 85 may also enjoy Westview Promenade, a 160K SF property just around the corner from the development with ample dining, shopping and entertainment options.
