These buildings offer world-class manufacturing and distribution capabilities in one of the most highly sought-after life science markets in the nation. The Frederick, MD market is home to 80+ cutting edge bioscience companies and offers prospective life-science users strategic proximity to Fort Detrick, one of the most important research installments in the world, which is home to five cabinet level agencies (DOD, HSS, FDA, HHS & the VA).

Consisting of two available buildings, Center 85 is comprised of 4930 Executive Ct S – a move-in-ready bio/manufacturing facility spanning 86,000 SF that was finished to world-class standards in 2021 and 4931 Executive Ct S – a 116,800 SF warehouse with substantial base building upgrades and a flexible configuration that can accommodate an additional best-in-class bio/manufacturing buildout or easily be configured to support a traditional warehouse user. Capable of scalable cGMP production, 4930 Executive Ct S offers unparalleled building infrastructure that includes a 2000A/480V power supply, a 400kW backup generator system, three 160-ton HVAC chillers and three 960 MHB hot water boilers, amongst other major upgrades completed via a $650+ PSF initial buildout. 4931 Executive Ct S has been largely outfitted to comparable base building standards but can be efficiently transitioned to support a full or partial building warehouse user with bay sizes starting at 20,000 SF.
