A new luxury hotel brand is coming to the nation's capital, the latest in a series of brands to enter the market.

Viceroy Hotels & Resorts announced Tuesday it is renovating the 178-room Mason & Rook hotel at 1430 Rhode Island Ave. NW and rebranding it as the Viceroy Washington D.C. It expects it to open this summer.

The hotel is owned by Pebblebrook Hotel Trust, which added it to its portfolio with its December 2018 acquisition of LaSalle Hotel Properties. EDG Interior Architecture + Design is working on the renovation effort.

The hotel will the first in D.C. to feature the luxury Viceroy brand, but it is the second property under the Viceroy Hotels & Resorts umbrella. The company is bringing its feminine-focused Hotel Zena brand to another Pebblebrook-owned hotel at 1155 14th St. NW, formerly the Donavon Hotel. Both hotels sit in the Logan Circle neighborhood.

"Ideally located in a walkable neighborhood brimming with character, Viceroy Washington D.C. will be a home away from home for residents as much as it is for travelers who want to discover the District as a Washingtonian," Viceroy Hotels & Resorts CEO Bill Walshe said in a release.

D.C. has welcomed a string of new brands to the market in recent years, such as the Conrad Hotel, CitizenM, Found hotel, Yotel, Meininger Hotels and others. The appetite from brands around the world to enter the market has incentivized developers to invest money building and renovating D.C. hotels even as performance indicators show the market is struggling.
