PowerHouse Lands Big Data Center Lease In Loudoun County: The D.C. Deal Sheet
American Real Estate Partners’ PowerHouse Data Centers arm has inked a “long-term” lease with a hyperscale tenant for a planned 37-acre data center campus in Loudon County.
The tenant wasn’t disclosed, but the term “hyperscale” indicates it is likely one of a handful of big tech companies such as Amazon, Google, Microsoft, Meta or Apple.
The new campus, called PowerHouse Arcola, is planned to span two two-story buildings totaling 615K SF and is designed to support up to 120 megawatts, AREP announced. How much of this campus the hyperscale tenant will take wasn’t disclosed.
“PowerHouse Arcola's lease execution underscores the trust hyperscale operators place in our ability to deliver capacity in the most power‑constrained and competitive markets,” AREP co-founder and CEO Douglas Fleit said in a news release.
The campus has “direct fiber connectivity to major interconnection and cloud platforms” as well as “dark fiber routes” with low-latency access to Ashburn and Manassas.

A joint venture has offloaded a 117K SF industrial facility in Upper Marlboro, Maryland, for $31.5M, according to Cushman & Wakefield, which represented the seller. Andrews Industrial Center at 9211 Old Pike Way, which was delivered in 2024, was sold by TPG Angelo Gordon and High Street Logistics Properties. The buyer wasn’t disclosed. The property is near Joint Base Andrews and has access to I-495 and I-95. A news release from Cushman says the facility is “partially leased” to a logistics company.

Douglas Development Corp. acquired the 133K SF Colorado Building two blocks from the White House for $20M, Bisnow first reported. The seller was New York Life Investment Co., the previous owner’s lender, which had taken over the historic building at 1341 G St. NW through a foreclosure auction at the end of 2024. Douglas secured a $20M loan from Christian nonprofit WaterStone for the purchase.

The developer and original owner of a 50-year-old, 345-unit Falls Church property has sold it for $100M, the Washington Business Journal reported. An affiliate of Arlington’s Erkiletian Cos. sold PeachTree of McLean to Wisconsin-based MLG Capital. The property is at 2004 Peach Orchard Drive, between the Tysons Station shopping center and Tysons-Pimmit Regional Library. Berkadia’s Brian Crivella, Bill Gribbin and Yalda Ghamarian represented the seller.

Mayor Muriel Bowser’s office selected Rift Valley Capital to redevelop the Chevy Chase Civic Site in Ward 3. The D.C.-based developer was selected from a group of seven finalists for its proposal to construct 177 housing units, including 54 affordable units, and replace the 1960s- and 1970s-era library and community center with new facilities.

Newmark promoted tenant broker Mike Shuler to vice chairman. Shuler, who specializes in the legal sector, was previously an executive managing director and has represented several major law firm clients, including Davis Polk and Cooley. Shuler has been at Newmark for more than two decades. He came to the firm directly out of college as an associate in 2004, according to his LinkedIn profile.
