Washington REIT Signs Capital One as Anchor in Tysons

Washington REIT has signed a major anchor tenant for Silverline Center, its repositioned, 570k SF office building originally built in 1972 in Tysons.

The REIT has leased six floors in the tower portion of the building totaling 137k SF, which brings the building to 93% leased. Sources tell Bisnow the new tenant is Capital One, which is expected to take occupancy in September 2016.

Silverline Center underwent an extensive façade and lobby renovation prior to delivery in Q2 2015 and is just a short distance from Tysons Corner Metro right in the heart of Tysons. The entire project took $35M and wrapped up this year. The building was recently awarded two NAIOP awards of excellence for Building Renovation and Building Common Areas.

Capital One signed a similarly sized lease at a nearby Lerner office building earlier this year and is constructing the tallest building in the region, at 470 feet tall and 940k SF, also in Tysons, for itself.

Less than a day after announcing the anchor office lease, Washington REIT announced two retail deals for the building. It's bringing TenPenh, which sat on the corner of 10th and Pennsylvania in DC for more than a decade, to the ground floor of Silverline Center next year. Next to TenPenh, a location of Bourbon Coffee, a chain that started in Rwanda and is expanding to the US.
