Welcome to 600 Fifth St. NW, a 400K SF, Class-A, full-city-block office redevelopment in the heart of Washington, D.C.’s Penn Quarter and Judiciary Square. The former Washington Metropolitan Area Transit Authority headquarters is being transformed into a modern trophy office development by Rockefeller Group and Stonebridge, with architectural design from Pickard Chilton. A ground-floor fitness center features a yoga studio, serviced locker rooms and views of the National Building Museum. Tenants can enjoy shared conditioned penthouse amenity space with a tenant lounge, coffee bar, catering kitchen and flexible conference space for large and small gatherings.

Overlooking the Capitol, the penthouse deck features lounge furniture, a fire pit and an operable wall system that allows for an open connection between the indoor and outdoor amenity spaces.

Stonebridge principal Doug Firstenberg said the building brings a new category-defining office space in a district where trophy opportunities have been limited. This includes a more modern and wellness-oriented infrastructure that elevates the tenant experience “beyond traditional retrospective office renovations.”

“The amenity richness — such as the terraces, fitness offerings, communal penthouse spaces and enhanced public space activation with outdoor plazas, retail and activated street fronts — helps knit the building into the urban fabric rather than create an isolated corporate tower,” Firstenberg said.

600 Fifth St. NW sits in Penn Quarter, a D.C. district blending business, government, entertainment and dining. The historic mixed-use hub includes cultural and commercial cores of world-class museums, theaters, restaurants and entertainment venues.

The building features easy access to multiple Metro stations, such as Gallery Place-Chinatown, Metro Center, Judiciary Square and Archives-Navy Memorial.

Just across Sixth Street is the newly renovated Capital One Arena. The $1B investment is scheduled for completion in fall 2027, anchoring an entertainment district with sports and concerts, further driving foot traffic, said Hilary Goldfarb, senior managing director of Rockefeller Group's mid-Atlantic team.

“It’s a magnet for firms seeking top talent, transit access and proximity to world-class amenities and the U.S. Capitol,” Goldfarb said. “This location is ideal for employers looking to attract employees who want vibrant urban environments.”
