FOR LEASE: Pennsauken Logistics Center, Philadelphia’s Top Destination For Industrial Tenants Priced Or Sized Out Of Class-A

Aerial View Of Pennsauken Logistics Center In Pennsauken Township, New Jersey

Introducing Pennsauken Logistics Center, an industrial complex at 8600 and 9000 River Road in Pennsauken Township, New Jersey. The 930K SF complex sits across the Delaware River from Philadelphia and is positioned to accommodate industrial tenants priced or sized out of the Class-A deliveries that have flooded the market in recent years.

The 50-acre gated site features units ranging from 6K SF to 280K SF, crane-served suites with 20-to-36-foot clear heights, and significant utility infrastructure. Current tenants range from a top five Amazon distributor to the largest privately held aluminum manufacturer in North America, highlighting the wide range of uses that the park attracts.

Pennsauken Logistics Center will host Bisnow’s Philadelphia Industrial, Manufacturing and Logistics Summit on November 6.

About The Asset

Pennsauken Logistics Center is a historic economic hub revitalized for today’s industrial tenants. Built by Aluminum Shapes, the site once held the title of largest aluminum manufacturing operation east of the Mississippi. At its peak, the complex employed over 3,000 employees, extruding aluminum for end uses such as Great Dane Trailers, U-Haul trucks and Esther Williams pools.

Mismanagement led to the decline of Aluminum Shapes after the turn of the century, which drove dispositions of 8600 River to Velocity Venture Partners in 2019 and 9000 River in 2021.

Velocity revitalized the park in stages, and while the newest tenant mix is solely made up of distributors, the infrastructure used by Aluminum Shapes, such as massive power capacity and heavy-duty cranes, remains available for almost all manufacturing use profiles.

Between all three buildings, the complex hosts more than 50 loading docks and drive-ins, providing dedicated loading configurations for each unit. All units feature heavy power and high-capacity gas and water lines to accommodate manufacturing operations.

Current tenants include:

  • A top five Amazon distributor, primarily focused on bedding and home goods.

  • An international distributor of ingredients for commercial food production.

  • The largest privately held aluminum manufacturer in North America, primarily focused on transportation and logistics components like panels and frames for tractor-trailers.

  • Canada’s largest aluminum manufacturer.

  • Fleet maintenance for the largest commercial bakery in North America.

About The Neighborhood

Pennsauken Logistics Center is in Northern Pennsauken, directly across the river from Northeast Philadelphia. It is positioned between the Betsy Ross and Tacony-Palmyra bridges, which cross into Philadelphia and provide efficient access to I-95. It is also adjacent to Routes 73, 90 and 130, and it has access to train lines of the New Jersey Transit and Southeastern Pennsylvania Transportation Authority systems.

Pennsauken Township’s unique location relative to the city of Philadelphia and the major arteries serving the Northeast has made it a major industrial hub since the first half of the 20th Century. Today, nearly 40% of the entire Camden County industrial market is contained within Pennsauken Township.
