Legacy Central Campus Takes Shape After Phase 1 Renovations

Phase 1 of Regent Properties' $300M mixed-use project is complete. Designed as an all-inclusive community where people can live, work, shop, exercise and socialize, Legacy Central will bring an urban village experience to Plano, Texas.

The company has spent $40M to date on landscaping, a new fitness center, conference hall, lobby and food hall, and a total $90M has been earmarked for the renovation. With major leasing prospects on the horizon, take a tour of Legacy Central’s completed spaces.

More companies and employees are taking wellness into consideration when looking for office space. According to the Center for Disease Control and Prevention, chronic diseases account for 75% of total healthcare costs and are the most preventable. At Legacy Central, the 25K SF wellness center will help tenants maintain a work-life balance and stay healthy, which translates to higher productivity.

Tenants have more options than running on a treadmill or lifting weights. The completed Legacy Fit center will also feature a full-length indoor basketball court, competition-length swimming pool and an indoor rock climbing wall. The center also offers a private fitness studio for spin, yoga and Pilates classes.

Legacy Central blends indoor and outdoor space. The design favors central spaces, promoting spontaneous conversations that lead to company innovation and increased workflow. Featuring WiFi-enabled outdoor workstations, coffee kiosks, beer and wine bars and a 250-person training facility, Legacy Central offers a number of venues that facilitate communication and collaboration.

Residents and visitors to Legacy Central can take a walk and clear their heads in five acres of green space, including a campus trail circuit. They can also take in the campus scenery by bicycle, thanks to the campus bike-sharing program.

"We’ve taken the best design elements from corporate campuses in Silicon Valley and brought it here to Plano," Regent Properties Vice President of Texas Acquisitions and Development Amy Castellanos said. "By providing outdoor spaces to work and socialize, we believe the campus will be a major draw for millennials."

Legacy Central will also feature a 10K SF conference center with flexible seating accommodations for up to 250 people. The tenant lounge, which will serve a dual purpose as an event space, will offer high-speed WiFi and satellite TV.

Tenants will also be able to take advantage of wine and beer on tap, evoking the communal vibe of co-working spaces. The bar echoes the mission behind Legacy Central: to create a self-contained ecosystem for live-work-play.

A food hall and restaurants will provide multiple dining options, mobile ordering and catering and a rotating array of food trucks.

"The buildings offer tenants hyperefficient floor plates," Castellanos said. "Plus, by providing amenities such as conference center and food service, tenants can also realize even more savings in total usable square footage."

More upgrades are on the horizon. Companies interested in leasing space in the urban village can check out the construction progress and tour the campus at the marketing center. Visitors can also learn about how their companies can do a custom build-out in one of the offices, which offer 200K SF to 300K SF of usable floor space in each building.
